Dear Mr. Reisz,
This letter is in response to a request for a Zoning Certification Letter received by this
department on March 19, 2012. The following is a summary of the records of the City of
Campbell pertaining to the above referenced property.
Site Conditions: The subject property, identified as parce1414-01-029 on the assessment maps of
the Santa Clara County Assessor's Office, is improved with a 50-room motel (Mote16).
7.oning /General Plan Designations: The property is zoned P-D (Planned Development) with
a General Plan Land Use designation of General Commercial (reference enclosed Zoning
Map).
Surrounding Land Uses: The following Zoning and General Plan Designations surround the
subject property:
^ North: C-2 (General Commercial) /General Commercial
^ South: Unincorporated County
^ East: Unincorporated County
^ West: P-D (Planned Development) /General Commercial
Land Use Entitlement(s): The motel located on the subject property was constructed pursuant to
a Site Approval (`S' 73-40) granted by the City of Campbell Planning Commission on August 20,
1973 (reference enclosed approval document). This Site Approval is the principal land use
entitlement of this property. No variance, special exception, use permit, or other type of zoning
relief was required for this project.

Zoning Compliance/Non-Conformity: The development standards of the Planned
Development Zoning District are determined by approval of a development permit or by
existing conditions. Allowable land-uses are those that are determined to be consistent with
the underlying General Plan Land Use designation. The property's General Commercial Land
Use designation allows for motel use. Therefore, the property is conforming to the Zoning
Code and General Plan.
Code Violations: As of the date of this letter, there has been one code violation (COD2009-64) in
July 2009 pertaining to an illegal/unpermitted banner sign on the property. The status of the
code case is resolved. Further questions on this matter may be directed to the Code Enforcement

Site Plan: The Campbell Community Development Department maintains a microfiche copy of
the site plan approved under Site Approval `S' 73-40. However, due to copyright restrictions
and equipment limitations, a full copy of the site plan cannot be provided. However, enclosed is
a print-out of the signed approval stamp from the project site plan.
