Dear Mr. Taylor,
This letter is in response to a request for a Zoning Certification Letter received by this
department on March 23, 2012. The following is a summary of the records of the City of
Campbell pertaining to the above referenced property.
Site Conditions: The subject property, identified as parce1404-28-001 on the assessment maps of
the Santa Clara County Assessor's Office, is improved with a 37,680 square foot mini-storage
facility with an S00 square foot office, and an 800 square foot caretaker living unit (Extra Space
Storage).
Zoning /General Plan Designations: The property is zoned P-D (Planned Development) with
a General Plan Land Use designation of Professional Office. The Zoning Map may be found

Permitted Use: Pursuant to CMC Section 21.12.030(D), uses determined to be consistent with the
underlying General Plan land use designation for a property located within the P-D zone
district may be allowed to establish, subject to discretionary review. As the property currently
has a Professional Office land use designation, permitted or conditionally permitted uses found
in the P-O (Professional Office) zone district could be found consistent with the underlying
Professional Office General Plan land use designation. Pursuant to CMC Section 21.10.030, a
storage facility is not a permitted or conditionally permitted use within the P-O zone district. As
such, the current use of the property is nonconforming. Pursuant to CMC Chapter 21.58 -
Nonconforming Uses and Structures, a nonconforming use may continue to operate but is
subject to the restrictions set forth in CMC Section 21.58.040.

Planned Development: The property received City approval of a Planned Development Permit
(PD83-05) on November 1, 1983 for the construction of a 37,680 square foot mini-storage
warehouse facility, 800 square foot office, and 800 square foot caretaker living unit. Please find
attached City Council Ordinance #1491 with Conditions of Approval for the project. No site
plan, elevations, or floor plans are on file at the Planning Division for this project. I have
attached the staff comment sheet from the Planning Commission meeting of September 27,
1983, describing the project details to help determine whether existing conditions still reflect the
approved project. Additionally, the City of Campbell Building Division appears to have the
original construction drawings on microfiche. Please contact the Building Division at (408) 866-
2130 for information on the construction drawings.
Variances/Special Condition Use Permits: The Planned Development Permit is the principal
land use entitlement of this property. No variance, special exception, use permit, or other type
of zoning relief was required for this project.
Site Plan Approval: The Planned Development Permit included site plan approval.
Unfortunately the City of Campbell Planning Division does not have a copy of the approved
site plan on file. Please contact the Building division to review the approved construction
drawings.
Surrounding Land Uses: The following Zoning and General Plan Designations surround the
subject property:
^ North: R-1-16 (Single-Family Residential) /Low Density Residential
^ South: C-2 (General Commercial) /General Commercial
^ East: M-1 (Light Industrial) /Light Industrial
^ West: R-1-16 (Single-Family Residential) l Low Density Residential
Certificate of Occupancy: The approved mini-storage use received a Certificate of Occupancy on
July 26, 1984. Please find attached the Building Permit/Certificate of Occupancy.
Code Violations: As of the date of this letter, there has been one code violation (COD2006-227)
in November 2006, pertaining to an illegal/unpermitted banner sign on the perimeter fence of
the property by a previous business owner on site. The status of the code case is resolved. There
are no current Code Enforcement investigations or active complaints related to the subject
property. Further questions regarding code violations may be directed to the Code Enforcement

Road Construction/Road Widening: As of the date of this letter, there are no road widening
projects adjacent to the subject property that would require land dedication. Please be advised
that an application for private development on the property may require off-site improvements
as part of project approval that could trigger land dedication.
