Dear Mr. Sloan,
Thank you for your April 18, 2012, application for an Administrative Planned Development
Permit to allow the construction of a 2,035 square foot one-story residence. Based on a review of
the application materials and the Campbell Municipal Code (CMC), your application has been
deemed incomplete. The following additional information and revisions to the plans are needed
in order to continue processing of this application:
1. Project Plans: Please make the following revisions to the Site Plan:
a. All utilities, including the water utility, as shown on Sheet A1.0 for the benefit of 190
Sunnyside Avenue (APN 412-04-030) shall be installed within the public service
easement designated in Parcel Map 845-35/36 or the owner shall provide documentation
verifying that there is a utility easement over the area proposed for utilities.
b. Residential driveway approaches require a minimum of 12 feet, 4 feet wings and 4 feet
minimum between driveways. See Detail D-15. Revise the site plan A1.0 to show
driveway locations and dimensions.
c. Provide the adjoining residences' APN's (Assessor Parcel Number).
2. Required Parkin>;: Please revise the site plan and floor plan to show at least two parking
spaces, one of which shall be covered outside of any required front setback and at least five
feet from any side property line. Please be advised that your project may require significant
revisions to comply with the parking standard.
3. Setbacks: Based on the building footprint, your project consists of five foot setbacks in the
front, rear and left side and a six foot setback on the right side. Although the Planned
Development zone district does not have minimum development standards, the City does
require higher quality developments maximizing open space. Based upon this review,
revisions to the project plans are required to increase the perimeter setbacks to reduce the
