Zoning Code
Update
T
Public Hearing to consider a comprehensive Zoning Code Update and
to find said Update to be consistent with the City's General Plan. A
Negative Declaration has been prepared for this project. Project

The City of Campbell Zoning Code Update will re-format, simplify and
illustrate the existing Zoning Code and implement new Campbell
General Plan policies and various regulatory changes. The recommended
changes include, but are not limited to, the following topic areas:
1. Noise - New standards for development are recommended to
reasonably protect from noise intrusion from one property to another.
2. Performance Standards - Lighting, vibration, site maintenance,
electrical interferance, air quality and water quality.
3. Residential Zoning Regulations - New regulations will provide for
design review for single-family homes, maximum Floor Area Ratio
of 0.45, maximum 50% paving in front yard areas and increased front
yard setback from 15 feet to 20 feet. These new regulations will
apply to all residential areas of Campbell, except those located in the
San Tomas Neighborhood, whose plan already contains similar
standards.
4. Parking - New development may take advantage of using either
uniform-sized parking stalls or a combination of standard and
compact sized stalls.
5. Sign Regulations - The amount of window signs allowed to be
displayed will be reduced from 50% to 25 % and regulations
pretaining to temporary banner signs will be modified to require that
they be limited to 60 days per calendar year.
6. M-l (Light Industrial) Zoning District - A Conditional Use Permit is
recommended to be required for outdoor storage uses.
7. Fences - Fence regulations regarding comer lots and Fence
Exceptions are recommended to be amended.
8. Churches - Public assembly uses, including churches, are
recommended to be allowed in certain zoning districts with a
Conditional Use Permit.
9. Underground Utilities - Require undergrounding of existing and new
utilities for larger development projects.
10. Design Review - The Zoning Update will require all development to
be consistent with applicable design guidelines. Design guidelines
for residential, commercial and industrial uses will be prepared for
consideration in a subsequent hearing.
The Draft City of Campbell Zoning Code Update, Initial Study and
Negative Declaration are available for review from 8:00 a.m. to 5:00 p.m.
at the Community Development Department, City Hall, 70 North First
Street, Campbell, California. Interested persons may attend this meeting
and/or provide written comments on these projects that may be submitted
before that date. Tentative City Council Meeting Date: March 2, 2004.
