The property is located in the San Tomas Neighborhood and is subjects to the policies of the San Tomas Area Neighborhood Plan (STANP). The project will receive site and architectural review by the Community Development Director. Following are the comments from the Planning' Division. 1. Zoning: The project site is zoned R-1-1 0 (Single Family Residential, however, the lot size is sub standard at 8100 Sq. ft.). Since the site is in the San Tomas Neighborhood, the addition must comply with the San Tomas Neighborhood Plan (STANP) and the R -1-8 zoning standards 2. Building Coverage and FAR: The proposed building meets the building coverage of 35% and floor area requirement of.45 (Standards for the R-1-8 District). 3. Height: The proposed height meets the development restrictions of the STANP. 4. Setbacks: The setbacks as shown on the plans you submitted meet the setback requirements ofR-1-8 zoning. Bill Helms, Land Development Manag Harold Housley, Land Development En eerf' 5/25/2000 FROM: Site Address: 1424 Abbott Ave. For File No(s): PRE 2000-33 (S) Project Description: > 50 % House Addition Applicant: Dennis Hayes/Hayes and Associates PUBLIC WORKS DEPARTMENT COMMENTS AND PRELIMINARY CONDITIONS OF APPROVAL Street Improvements: Prior to issuance of any grading or building permits for the site, the applicant shall execute a street improvement agreement and shall cause plans for public Street Improvements to be prepared by a registered civil engineer, pay fees, post security and provide insurance necessary to obtain an encroachment permit for construction of the public improvements, as required by the City Engineer. The plans shall include the following: . Installation of two street trees and irrigation between the curb and sidewalk. Water Meter(s) and Sewer Cleanout(s): Proposed Water Meter(s) and Sewer Cleanout(s) shall be installed on private property behind the public right-of-way line. Utilities: All new on-site Utilities shall be installed underground per Section 20.36.150 of the Campbell Municipal Code for any new or remodeled buildings or additions. Applicant shall comply with all plan submittals, permitting, and fee requirements of the serving utility comparues.
