Current Planning Mr. Ron Sgarlato Dick's Automotive Transport 888 Camden A venue Campbell, CA 95008 May 26,1999 RE: Review of a Pre-application (PA 99-24) for construction of a new storage building on property located at 888 Camden Avenue Dear Mr. Sgarlato: The Community Development Department has completed review of your Pre-application (PA 99-24) for the proposed construction of a new storage building on property located at 888 Camden Avenue and has determined the following: Planning Division 1. The project site is located within a PD (Planned Development) Zoning District and is within the Expressway Commercial Sub-Area of SOCA (South of Campbell Avenue Area). Under this zoning district, the proposed development of a new, larger storage building behind the existing office building will require approval of a Planned Development Permit. Please find enclosed an application for a Planned Development Permit. The proposed development will require approval through a public hearing process by the City Council. The application fee for a PD Permit is $3,225. 2. The project site appears to be lacking maintenance of the required paved storage yard for the towed and/or disabled vehicles, and provision of adequate on-site landscaping to provide additional screening of the storage uses on site. Please note that review of the PD application will also entail Site and Architectural Review that may require additional site and architectural improvements than are currently existing on the site. The towing yard should provide/maintain a minimum 6-foot high sight-obscuring fence or wall surrounding the storage yard for towed and/or disabled vehicles, and should not stack such vehicles on the premises. In addition, the storage area should be kept free of miscellaneous debris and should maintain a minimum of 12- feet between rows of automobiles within the storage yard to provide adequate access for the Fire Department. Additional on-site landscaping should be provided along the frontage of the project site and along the fence surrounding the storage yard to provide screening and softening of the visual impact of the storage yard 3. In addition to the proposed pamphlet you have submitted that shows various types of metal building designs, please submit to the Planning Division an elevation indicating the type of building design you are proposing and any additional details to be added to the building. In addition, please submit a description of the proposed use of the building (i.e. storage use, maintenance and tune-up building for the towing trucks, etc.) Building Division: construction: 4. The proposed use requires that the building be one (1) hour construction within twenty (20) feet of the property line, with openings protected within ten (10) feet of the property line. UBC T 5-A. Drainage System: Prior to occupancy clearance, the applicant shall refurbish, remodel, and reconstruct the on-site Drainage system, as necessary, to demonstrate that the facilities are functioning normally in accordance with the requirements of the City. 8. Storm Water Pollution Prevention Measures: Prior to issuance of any grading or building permits, the applicant shall comply with the National Pollution Discharge Elimination System (NPDES) permitting requirements and the California Storm Water Best Management Practices handbook prepared by the Storm Water Quality Task Force, Santa Clara Valley Water District and the City of Campbell Municipal Code regarding Storm Water Pollution Prevention. 9. Site Plan: Upon submittal of a formal application, the applicant shall accurately depict the street right-of-way width and other information required by the Planning Division's check list related to street improvements. In addition to the above-referenced Planning Division comments, please find attached comments and hazardous materials information from the Fire Department.
