A preliminary review of your proposal indicates that a new structure as proposed could be approved. The zoning of your property is R-1-6. A copy of the San Tomas Neighborhood Standards has been enclosed with the applicable sections highlighted. The plan submittal lacks sufficient information in terms of dimensions to determine compliance with height, lot coverage and setback requirements. The various standards for accessory buildings follows: 1. Accessory buildings are limited to a single story and a maximum height of 14 feet. 2. Building Coverage on your lot is limited to 40% lot coverage. 3. The building setbacks to property lines are dependent upon the wall height of the structure adjacent to the property line. 4. Garages need to be accessible by way of an 8 foot wide paved driveway. 5. Any utility services to this structure need to be placed under ground. 6. A permit will be required trom Santa Clara Valley Water District in that the structure is within 50 feet of their facilities. 7.
