Dear Applicant:
Thank you for your submittal of a preliminary application for the construction of an apartment unit at the rear
of your property. The project site is zoned R-M-S (Multiple Family Residential). A modification to the
previous use permit would be required to allow the expansion of the existing facility. The processing time for
such an application is approximately 45 to 60 days and is considered by the Planning Commission at a public
hearing.
The following concerned are expressed regarding this proposal:
A) The current facility lacks significant open space areas.
B) The setback to adjacent properties appears inadequate. Typically, a minimum setback of 15 feet is
required around the perimeter of multiple family residential uses and
C) The architectural compatibility of the proposed structure is not apparent with the existing structure.
Consequently, your proposal would not be supported. It is recommended that you incorporate your
employee's needs within the existing residence.

1 Review of this Developmental proposal is limited to acceptability of site access and
water supply as they pertain to fire department operations, and shall not be
construed as a substitute for formal plan review to determine compliance with
adopted model codes. Prior to performing any work the applicant shall make
application to, and receive from, the Building Department all applicable
construction permits.
2 Required Access to Water Supply (Hydrants): Portions of the structure(s) are
greater than 150 feet of travel distance from the centerline of the roadway
containing public fire hydrants. Provide an on-site fire hydrant OR provide an
approved fire sprinkler system throughout all portions of the building.
3 Review of this submittal does not approve of any Use modification to the existing
main residential facility. Any proposed use modification such as increased
occupancy limit or occupancy allowance above the first floor into other existing
rooms shall first be cleared by the Department of Social Services, the City of
Campbell and this department via additional plan review.
