Dear Mr. Naffa,
Thank you for your pre-application submittal for a tentative parcel map for a three lot subdivision on the
above referenced properties.
The Community Development Department completed the review of your pre-application and has the
following comments regarding your proposal:
The subject properties are located in an R-I-6 (Single Family Residential) Zoning District. This zoning
district states that the minimum lot size is 6000 square feet in area with a minimum lot width of 60 feet
for lots fronting on a public street. Flag lots require a minimum lot size of 6600 square feet exclusive of a
15 foot wide access driveway.
The submitted map does not illustrate the require access of 15 feet for each flag lot and consequently can
not be approved.
The consideration of a subdivision map also must conclude that proposed map is in conforms with local
zoning regulations. To this end, the proposed map must illustrate compliance in terms of land use,
building setbacks and satisfactory compliance with the parking requirements for single family
residences.

Permitted uses are single family residences.

Setbacks, lot coverage limitations and floor area ratios are provided in the San Tomas
Neighborhood Plan. A copy is enclosed.
Each single family use is required to provide two on-site parking spaces of which one must be
covered.
