Project Description; We propose to build stucco walls with columns and automatic wrought iron gates at
all four driveway entrances to the complex. The driveway up to the gates will be new pigmented stamped
concrete. The walls and columns will have designer foam caps, and the finish will be sanded. The gates will
have a lattice protection screen to keep children clear of the gates path when opened. The walls and columns
will be standard pressure treated wood ftame and conc. foundation. The wall will be approximately 6 Y2 to 7 Y2
ft. tall depending on grade. There will also be columns and a wrought iron gate at the main complex entrance
on Marathon Drive. We will not be fencing any property lines, there is existing 6 Y2 to 7 ft. redwood fences and
conc. brick walls on the property lines.
Adverse Traffic Flow Problem; The Coffee Tree Apts. and the Greenery Apts. are located at the North
end of a Marathon Dr. (see page 1 of plans submitted) The North end of Marathon Drive ends like a Court
one block off Hamilton Av. The two apartment complexes are the only thing at the end of the street. Virtually
all the traffic on the North end of Marathon Drive comes form the two complexes.
Coming on Marathon Dr., off Hamilton Av., into the complexes there are no traffic sign restrictions.
However, leaving the complexes, you are not allowed to make a left turn on Hamilton. There is a cement island
in the center of the intersection of Hamilton and Marathon Dr. (NO LEFT TURN) Hamilton Av. also has a
landscaped divider strip in this area that restricts any other cutting across.
Unfortunately, making a left turn on Hamilton to travel East takes you in the direction of San Tomas
Expressway, Highway 17, local shopping centers, down town Campbell, etc... Legally, to go East on
Hamilton you must first turn right, go 200 aprox. yards, and make a U-turn. It is easier for the traffic from
the neighboring apartments to cut through the Coffee Tree drive way and parking lot to get to Darryl A v. that
has 4~way full traffic signals.
Early mornings there are children from the complex going to school at the same time everyone is late for
work and cutting across. There have been traffic incidences and recorded near misses of the school children.
We feel it is dangerous and a big problem.
Project Layout; The project gated entries are labeled Zones "1" through "4". At all four entries there will
be room for at least two cars to be waiting to get in (38 ft. min. from face of curb) Additionally, there will be
provided visitor parking and loading outside the gates. The existing use will not be changed. All of the area
of construction is currently used for parking and driveway, and will remain parking and driveway. The Coffee
Tree complex does not have a parking shortage, in fact, there is always plenty of empty parking stalls.
Estimated number of empty parking stalls runs from 30 to 50 depending on time of day. (estimation made over
a period of 1 Y2 years by applicant. Rick Egan / Contractor for P.S.G. Inc.) (we have been working on the
complex, all new decking and interior fencing) The complete project will reduce the total number of parking
stalls by 4.

out of each proposed location. Also included are some example pictures of similar columns and gates we have
built for Jim, the owner at another property in San Jose.

1 Review of this Developmental proposal is limited to acceptability of site access and
water supply as they pertain to fire department operations, and shall not be
construed as a substitute for formal plan review to determine compliance with
adopted model codes. Prior to performing any work the applicant shall make
application to, and receive from, the Building Department all applicable
construction permits.
2 Emergency Gate! Access Gate Requirements: When open gates shall not obstruct
any portion of the required access roadway or driveway width. If provided, all
locks shall be fire department approved. Installations shall conform with Fire
Department Standard Details and Specifications G-l/K-l (SEE KNOX CO.
APPLICATION ATTACHED). Each gate shall be equipped with fire department
key switches for emergency access by this department.
