Dear Mr. Mc Monagle,
Thank you for your submittal of a pre-application for the division of the above property. The proposal, as
submitted, creates two lots, one of 6,300 square feet that fronts Rosemary Lane and one of 6,000 square
feet that fronts Eden A venue. Both of the lots meet the minimum size for the R -1-6 Zoning District and
the minimum average lot width of 60 feet.
Any development on these properties must meet the minimum setback requirements as stated in the R-l-
6 Zoning Ordinance which is enclosed for your reference. Please be aware that these two lots, once
subdivided, will be non-standard in size (approximately 87 feet by 69 feet for the lot facing Eden and
approximately 87 feet by 73 feet for the lot facing Rosemary). Given the setback requirements for the R-
1-6 district, it might be more challenging to design a home that meets the setbacks than it would be for a
standard lot size of 60 feet wide by 100 feet deep.
Should you decide to proceed with this proposal, it would be helpful as part of your tentative parcel map
application to include on the plans the envelope in which building could take place on each of the two
parcels. in order to illustrate the constraints in terms of build-able area.
