At the special meeting on December 17, 2002, the Historic Preservation Board reviewed a
prelimi ary building permit application for an addition to a single-family residence located at 51
Alice venue in the City's Historic District. The Board recommended that the applicant make
revision to the plans in order to be consistent with the architectural style and character of the
structur and to meet the requirements of the Secretary of the Interior's Standards for the Treatment
of Histo . c Properties with Guidelines for Preserving, Rehabilitating, Restoring and Reconstructing
Historic Buildings. These Guidelines call for the exterior addition to be designed and constructed to
be clear y differentiated from the historic structure.
The Bo rd recommended the following revisions:
Step back the front building wall of the addition at least two feet from the existing
building wall;
Slightly lower the roofline of the addition;
Preserve the existing location of the front door and windows on the front façade;
Retain wood shutters around windows on front façade;
Alter the window proposed for the front façade of the addition to be wider to be
proportional with the width of the addition;
Eliminate the proposed dormer; and,
Eliminate the side light windows around front door.
Staff ha reviewed the proposed revisions and finds that all of the recommended revisions have
been m de. Per the Board's request at the last meeting, the revised plans are being provided for a
follow- preview.

th Campbell Municipal Code for any new or remodeled buildings or additions. Applicant

the previous five years will require boring and jacking for all new utility installations.
Ap licant shall also prepare pavement restoration plans for approval by the City Engineer

Note: No buil ing code issue has been reviewed at Development Review Committee; it will be reviewed in the
Building Perm t process. Please be aware that building codes are changing constantly; plans submitted for building
permit shall co ply with the code in effect at that time. Submit permit application together with required
documents to t e Building Inspection Division to obtain a building permit. No construction can be commenced
without an app opriate building permit.
It is recommen ed that this item be forwarded to the Planning Commission for review, with the following
conditions.
TO THE SA ISF ACTION OF THE BUILDING DIVISION MANAGER/BUILDING OFFICIAL:
1.
PE ITS REQUIRED: A building permit application shall be required for the proposed addition
to the xi sting structure. The building permit shall include Electrical/Plumbing/Mechanical fees
when uch work is part of the permit.
2.
PLA PREPARATION: This addition may require plan prepared under the direction and
oversi t of a California licensed Engineer or Architect. When applicable, plans submitted for
buildi g permits shall be "wet stamped" and signed by the qualifying professional person.
3.
CON TRUCTION PLANS: The conditions of Approval shall be stated in full on the cover sheet
of con truction plans submitted for building permit.
4.
SIZE F PLANS: The minimum size of construction plans submitted for building permits shall be
24 in. 36 in.
5.
LAN: Application for building permit shall include a competent site plan that identifies
and proposed structures with dimensions and elevations as appropriate. Site plan shall
lude site drainage details.
6.
TITL 24 ENERGY COMPLIANCE: California Title 24 Energy Compliance forms CF-IR and
MF-l shall be blue-lined on the construction plans. 8% X 11 calculations shall be submitted as
well.
7.
SPEC AL INSPECTIONS: When a special inspection is required by U.B.C. Section 1701, the
archit ct or engineer of record shall prepare an inspection program that shall be submitted to the

Sectio 106.3.5. Please obtain City of Campbell, Special Inspection forms from the Building
Inspe ion Division Counter.

speci cation sheet shall be part of plan submittal. The specification sheet (size 24" X 36") is

Obtain the School District payment form from the City Building Division,

P.G. E.: Applicant is advised to contact Pacific Gas and Electric Company as early as possible in
the ap roval process. Service installations, changes and/or relocations may require substantial
sched ling time and can cause significant delays in the approval process. Applicant should also
consu t with P.G. and E. concerning utility easements, distribution pole locations and required
condu tor clearances.

WES VALLEY SANITATION DISTRICT: Applicant is advised to contact West Valley
Sanit ion District (WVSD) concerning any increases to the sanitary sewer fixture unit count
gener ted by this application.
