Dear Mr. Sahadi:
The Planning Director and the Public Works Director have approved the
referenced Tentative Parcel Map based upon the mandatory finding that
this Tentative Parcel Map, together with the provisions for its design
and improvement, is consistent with the General Plan of the city of
Campbell.
The final map shall be filed with the city Engineer for examination,
approval and recordation in accordance with the provisions of the
Subdivision Map Act.
This approval is subject to the following conditions:
1.
Process and file a parcel map creating the two lots.
2.
Show mutual access easement for Parcel 1 and 2 from Bascom Avenue
and change note to reflect both pedestrian and vehicular access
allowed for Parcel 2 from Parcell off of Bascom Avenue.
3.
Adjust new property line location and modify existing building
openings and exits to meet Building and Fire Codes as required by
the Building Official prior to submittal of Final Parcel Map.

COMMENTS: PRUNEYARD INN PARCEL MAP

On Wed. July 25, 1990, a visit to the subject site was conducted
by the Building and Fire Divisions to review the various field
situations concerned with both the Building and Fire Codes. The
original proposal has a property line shown on a drawing with
Parcell shown as a 1.9 acre and has a property line that appears
to be the building face and does not speak to any of the walls
with glass or doors that penetrate the proposed property line.
We suggest that the new property line be placed where the
"assumed property line" was established at the time of
construction.
The West property line (PL) does not include the existing laundry
rooms for the Hotel. There are existing doors within that 2-hr
wall at the laundry room and that wall (2-hr) needs to be carried
up through the roof with an accompaning parapet wall at the roof
line or some other code complying method of protection.
Mr. Earl Hagadorn has agreed to have the site surveyed so an
accurate evaluation of code conditions may be analyzed prior to
the submittal of a final parcel map.

The Building Division of Public Works has reviewed the
subject tentative parcel map that establishes a lot line
separating the pruneyard Inn from the pruneyard Shopping
Mall. The Building Division recommends approval of the
tentative parcel map subject to an easement being recorded
on both parcels, providing that any structure built across
the lot line or located where protection of openings is
normally required due to the distance from the property
line, be considered as having an easement for such
encroachment for perpetuity.
Please contact the Building Division staff if any
clarification is needed regarding this matter.

I'm a little slow in responding to your letter of April 24, which
asked for additional information. I am attaching the following, which
should satisfy the areas of your concern.
(1)
Five copies of the revised Tentative Map which indicates
two lots only, both in compliance with Section 21.16.030
of the Campbell Municipal Code. Subject revised map also
includes the following:
(a)
Delineated easements plus the list of existing easements
and there beneficiaries.
(b)
Acreage of each parcel.
(c)
Contours which determines lay of land (to satisfy
your Conditions I, 2 and 5)
(2)
Five copies of an Exhibit labeled Building Locations-Use-
Square Footages which will satisfy your Condition 3.
(3)
Five copies of a map entitled Parking and Related Facilities
along with five copies of the Pruneyard and Towers Parking
Analysis which will satisfy your Condition 4.
We had previously discussed your Condition 6 (i.e. 18 x 26 map) and
we agreed that is the size of the Final Map.
Please review for Tentative Map approval.

4.
provision of parking analysis demonstrating adequacy of
parking facilities in light of the standards setforth in the
zoning ordinance.
5.
Sufficient elevations or contours to determine lay of land to
City datum.
6.
Map prepared on a 18"X 26" format.
~dditionally, section 21.16.030 of the Campbell Municipal Code requires
that all parcels have a minimum 151 frontage on a public street. Two of
your proposed parcels do not satisfy this requirement.
