Application of Fred Sahadi for approval of plans
for Phases 5 and 6 of the commercial complex
located at 1875 South Bascom Avenue in a C-2-S
Zone.
STAFF RECOMMENDATION:
Approval, subject to the following conditions:
1.
Property to be landscaped as indicated on "s" 68-65.
2 .
Landscape plan indicating type of plant material, location of
hose bibs or sprinkler system to be submitted for approval of the
Planning Director within three (3) months of building completion.
3.
Faithful performance bond in the amount of $3,000 to be posted
to insure landscaping and striping of parking areas within three
(3) months of completion of Phases 5 and 6, or applicant may
file written agreement to complete landscaping and striping of
putdoor parking area prior to final building department clearance.
4.
Landscaping shall be maintained in accordance with approved
plans.
5.
Applicant to indicate on building plans where trash container
enclosure is to be located.
6.
Heating, air conditioning and other equipment to be located
on the roof shall be architecturally screened.
STAFF DISCUSSION:
The applicant proposes to construct the last two phases of the Pruneyard
commercial complex which had approval of an overall master plan in
November of 1968. The site layout is substantially the same as origi-
nallyapproved.
The floor area of Phase 5 is 52,368 square feet of which 8,976 square
feet will be located above the first level. The floor area of Phase 6
is 62,592 square feet of which 9,344 square feet will be located above
the first level. Total area of both phases is 114,960 square feet.
Approximately 568 parking spaces are required on the basis of the
previously approved parking ratio.
Since this approval will for the most part conclude the
commercial development, a review of previously approved
to determine parking space to floor area requirements.

The general design is the same as previously approved and building
materials indicated are also the same. Roof materials are primarily
terra cotta mission tile and wall materials are a combination of
glass, weathered timbers and colored cement plaster.
The applicant is notified as part of this application that he is
required to meet the following conditions in accordance with Ordinances
of the City of Campbell.
A.
All parking and driveway areas to be developed in compliance
with Section 9319 of the Campbell Municipal Code.
B.
Applicant to provide underground utilities as required by
Section 91l0.6 of the Campbell Municipal Code.
C.
Plans submitted to the building department for plan check shall
indicate clearly the location of all connections for underground
utilities, including water, sewer, electric, telephone and
television cables, etc.
D.
Install a six-foot high sight-obscuring fence with concrete floor
and six-foot self-closing gates of sufficient size to house trash
containers, in areas approved by Fire Department.
E.
Show on building plans the location of fire hydrants in Grand
Plaza area.
F.
Submit to the Fire Department what type of fire protection is
going to be provided for the Food Villa Market.
G.
Prior to any occupancy of Phases 5 and 6, developer must provide
the Fire Department with proof of adequate fire protection for the
entire shopping center.
The applicant is notified that he shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this
development and are not herein specified.
