STAFF RECOMMENDATION:

STAFF DISCUSSION:
From the time of approval of the plans to submission of detail
construction plans to the building department, two additional features
were added to the building approved as Phase II of the commercial
complex.
These additions consist of a decorative bell tower structure in front
of the stairway and a three-arch columned addition along the second
story balcony on the north elevation.
These features in the staff's opinion give a more decorative and
improved appearance to the buildings. The additions are indicated as
adobe colored stucco with mission tile roof.

Section 9316.1 of the Campbell Municipal Code reads as follows:
Any approval granted under this section shall expire one hundred eighty
(180) days after the date upon which such approval was granted, unless
an extension for such approval is obtained by making written application
for same to the Planning Commission at least fifteen (15) days prior to
the expiration date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided
for in this Chapter.

Application of Fred Sahadi for approval of
plans for Phase II of the commercial complex
located at 1875 South Bascom Avenue in a
C-2-S zone.
STAFF RECOMMENDATION:
Approval, subject to the following conditions:
1.
Property to be landscaped as indicated on "s" 68-65.
2 .
Lanscape plan indicating type of plant material, location
of hose bibs or sprinkler system to be submitted for approval
of the Planning Director within three (3) months of building
completion.
3.
Faithful performance bond in the amount of $3,000 to be
posted to insure landscaping and striping of parking areas
within three (3) months of completion of Phase II, or applicant
may file written agreement to complete landscaping and striping
of outdoor parking area prior to final building department
clearance.
4.
Landscaping shall be maintained in accordance with approved
plans.
5.
Applicant to indicate on building plans where trash container
enclosure is to be located.
6.
Heating, air conditioning and other equipment to be located
on the roof shall be architecturally screened.
STAFF DISCUSSION:
The applicant proposes to construct Phase II of the Pruneyard
Commercial Complex which had approval of an overall master plan
in November 1968.
The floor area of 56,068 square feet is to be used for general
retail uses and according to the previously approved parking ratio,
217 spaces are to be provided.
Parking areas have been installed which exceed the requirement
for Phase I, and it is the staff's understanding that parking
will be installed along the Bascom Avenue frontage to the northerly
boundary of the property.
The general design is the same as previously approved with Phase I
and building materials indicated are also the same. Roof elevations -
primarily terra cotta mission tile. Wall elevations - are of a
combination of glass, weathered timbers, colored cement plaster and
redwood siding.

The applicant is notified as part of this application that he
is required to meet the following conditions in accordan~with
Ordinances of the City of Campbell:
A.
All parking and driveway areas to be developed in compliance
with Section 9319 of the Campbell Municipal Code.
B.
Applicant to provide underground utiltiies as required by
Section 9110.6 of the Campbell Municipal Code.
C.
Plans submitted to the building department for plan check
shall indicate clearly the location of all connections for
underground utilities, including water, sewer, electric,
telephone and television cables, etc.
D.
Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and permit issued by the
building department.
The applicant is notified that he shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this
development and are not herein specified.
