STAFF RECOMMENDATION: 1. Continuance in order that revised site plans can be submitted. 2. If approved, subject to the attached conditions. STAFF DISCUSSION: The appl icant is proposing to construct a 11,000 square foot building on a parcel containing 41,768 square feet. The resulting coverage would be approximately 27%. The building is a contemporary design of slumpstone concrete block. Arched windows approximately 12 feet wide appear on the front and south elevations, Parking is provided at a ratio of one space for each 180 square feet of gross floor area. Landscaping is indicated on 11% of the net area. It was the opinion of the Architectural Advisor and Staff that the building is too close to McBain Avenue. It is indicated as 10 feet from Bascom Avenue, 4 feet from McBain Avenue and becomes tangent to the property line on the corner. It is the staff's opinion that the building should not be closer than 10 feet to the McBain Avenue property line.
