Site and Arch - 1970 STAFF COMMENT SHEET - PLANNING COMMISSION MEETING OF APRIL 20,1970 "S" 70-21 Sahadi, Fred Application of Fred Sahadi for approval of a Bank of America building at the northwest corner of South Bascom and East Campbell Avenue. Property known as 1875 South Bascom Avenue. (See map attached). STAFF RECOMMENDATION: Approval, subject to the following conditions: 1. Property to be landscaped as indicated on "S" 68-65. 2 . Landscape plan indicating type of plant material, location of hose bibs or sprinkler system to be submitted for approval of the Planning Director within three (3) months of building completion. 3 . Faithful performance bond in the amount of $1,000 to be posted to insure landscaping and striping of parking areas within three (3) months of completion of Bank or applicant may file written agreement to complete landscaping and striping of outdoor parking area prior to final building department clearance. 4. Landscaping shall be maintained in accordance with approved plans. 5. Applicant to indicate on building plans where trash container enclosure is to be located. STAFF DISCUSSION: This proposed bank building was indicated on plans approved under "s" 69-43 on June 2,1969. Those plans were for the three theatres and associated retail stores in Phase I. The original bank plans indicated an area of 10,300 square feet - 7,300 square feet on the first floor and 3,000 square feet on the mezzanine. The plans as presented indicate a ground floor area of 7,482.5 square feet with the mezzanine area being devoted to use for bank personnel. Staff has figured parking on the lower floor only and based on the ratio adopted with "s" 68-64 of: "Retail commercial - one parking space for each 182 square feet of gross floor area after 10% has been deducted for non-public use.......", it would be necessary for the bank to provide a total of 37 parking spaces to comply with this ratio. At the present time there is adequate parking in the vicinity of the bank to satisfy this requirement and in discussjng parking "s" 70-21 Sahadi, Fred Page Two with Mr. Sahadi, he stated that he would probably put in the additional parking on the north, east and south of the bank building. The applicant is notified as part of this application that he is required to meet the following conditions in accordance with Ordinances of the City of Campbell. A. All parking and driveway areas to be developed in compliance with Section 9319 of the Campbell Municipal Code. B. Applicant to provide underground utilities as required by Section 9110.6 of the Campbell Municipal Code. C. Plans submitted to the Building Department for plan check shall indicate clearly the location of all connections for underground utilities, including water, sewer, electric, telephone and television cables, etc. D. Sign application to be submitted in accordance with provisions of the sign ordinance for all signs. No sign to be installed until application is approved and permit issued by the Building Department. The applicant is notified that he shall comply with all applicable Codes or Ordinances of the City of Campbell which pertain to this development and are not herein specified.
