week regarding subject matter and he has agreed to install the
landscaping and irrigation as shown on the original drawings
(8-1/2 x 11 copy is attached). We have prepared attached cost
estimate for this work and Fred is offering a check in the amount
of our cost estimate payable to the City of Campbell in lieu of a
cash bond to show our intentions in good faith to complete this
work in reasonable time.
We are therefore requesting an urgent release of occupancy
certificate for the east wing third floor of The PruneYard Inn
(attached permit No. 14649).

The Planning Department has conducted a Final Inspection of the
above-referenced project so that a clearance may be forwarded to the Building
Department. The following deficiencies or inconsistencies were noted at the
time of this inspection:

Designation of the handicapped parking status per Uniform Building Code
Requirements:
A. A metallic sign placed in front of individual parking stalls.
B. An entry sign indicating that vehicles are subject to tow-away for
parking in handicapped spaces.
2.
Completion of parking lot directional signs indicating one-way circulation
at entrances and gates.

3.
Completion of landscaping and irrigation installation and submittal of an
as-built plan addressing changes in the swimming pool area and along the
south elevation of the project; and,
4.
Installation of landscaping and irrigation beneath the free standing
freeway sign as shown on the approved plan.
The Planning Department has recommended that a portion of the Inn's rooms not
be certified as complete until the above items have been addressed.

An application was filed in the Building Department on May 1, 1989, for 10,313
sq. ft. of tenant improvements in the northwesterly corner of the Pruneyard.
This plan proposed the construction of a laundry facility for the Pruneyard Inn
of approximately 1200 sq. ft., improvement of space 760 (upstairs) of 2,400 sq.
ft. (use not shown), improvement of space 750 of 3,513 sq. ft. and 3,200 sq.
ft. of office for the Pruneyard Inn.
The Planning Staff typically has approved tenant improvements when the
character of the remodel is similar to the style approved by the Planning
Commission. This application, however, indicates a remodel, as well as an
expansion of the floor area. Consequently, we requested that the applicant
demonstrate the following:
1. The provision of additional parking; or,
2. That this expanded second floor space was originally approved as a part of
the Pruneyard's Master Plan approval.
On May 23, 1989, the Planning Department released the permits for the laundry,
and space 750 (downstairs). Space 760 (second floor) was not approved until
the parking issue could be resolved.

Gentlemen:
The intention of my letter and discussions with you on May 23rd
was to address the Planning Department's concern that placing
the subfloor over the space adjacent to the laundry would create
new floor area for the second floor space above, and that would,
in turn, require the creation of ten new parking spaces.
My request that you approve only the "lower space up through
the subfloor for release of building permit, and. . that
anything above the second floor be omitted from the approved
plan set" (underlining added for emphasis) correctly represented
our proposal to resolve the parking concern.
However, when Bill File went to your offices later that day, he
called and said that only the subf1oor over the laundry could be
released. I instructed Bill to accept that and that we would
address the release of the ceiling for the adjacent space at a
later date.
When I review my letter of May 23rd, I find that you had responded
specifically to the second paragraph of that letter which stated
that the second floor space was not "essential to the laundry
other than the subfloor which covers the drop ceiling needed for
the laundry area" (emphasis added).
The problem lies with my failure to point out that the subf100r
over the adjacent space also supports the fire sprinkler system
which Cliff Reuter has pursued with vigor, and for which he sent
a status report to Lynn Caldwell on May 24th. The problem also

lies to some extent with your strict interpretation of that
second paragraph in my letter which you apparently used as the.
basis not to release the ceiling for the adjacent space - even
though that had nothing to do with the resolution of the parking
concern.
During my discussions with you on May 23rd, I stated that "if
the doorway into the adjacent pruneyard Inn hallway has been
cut open - we will block it shut again if that is necessary to
your concerns about the possibility of unpermitted use of the
second floor space." I did not have in mind that you might omit
the adjacent ceiling framing - thereby triggering the unpermitted
status of the structure that supports the fire sprinkler system.
I acknowledge that the rough framing was performed without the
permit having been released. I also point out that no work has
been covered up, and that appropriate inspection can be carried
out upon resolution of this issue.
Accordingly, I again ask that all of the lower space (laundry
and the adjacent space) up through the subject subf100r be in-
cluded in the permitted work.
I have enclosed the May 23rd letter to Tim Haley, and the May 24th
letter to Lynn Caldwell for your information.

I am aware of your concern for the second floor space above
the subject laundry, and the need to provide parking spaces
for the additional second floor s~ace created.
That space has not been designated as to use, and is not essen-
tial to the laundry other than the subf1oor which covers the
drop ceiling needed for the laundry area.
Accordingly, we ask that you consider the following:
1.
Approve only the lower space up through the sub-
floor for release of building permit, and ask that
anything above the second floor be omitted from
the approved plan set by the building department -
they could do this by note, and/or by circling the
omitted portions.
Defer the question of pa~ng for the future tenant
space - it seems better to consider those needs within
the pending comprehensive analysis of parking needs
that will be part of the Tower III design studies.

Planning Director Steve Piasecki reviewed the Staff Report of February 14,
1989, noting that the presented plans indicate a metal raised structure with a
horizontal banded element. Staff is not comfortable with the stucco wall
treatment and the Architectural Advisor concurs with Staff's recommendation
that other options be explored.
Commissioner Stanton reported that this item was considered by the Site &
Architectural Review Committee. The Committee is recommending approval as
redlined with the revised plans returning to the Planning Director for review.
Discussion ensued regarding the design; roof materials; the size of the
structure; the purpose of the porte cochere relative to drawing attention to
the entrance of the inn; and, the appearance of the rooftop from hotel windows.
Mr. Fred Sahadi, applicant, reviewed the plans and indicated that the
originally presented cover was not well developed and provided a much too busy
of an effect which added to the confusion of the design. The current plans
present a simplified porte cochere.
Commissioner Christ noted his concern that the rooftop on the porte cochere
could become a collection point for trash and dirt.

of an architectural change to modify the porte
cochere design for the Pruneyard Inn located on
property known as 1995 S. Bascom Avenue in a
C-2-S (General Commercial) Zoning District.
STAFF RECOMMENDATION
1.
That the Planning Commission request that the applicant revise the design
to be more compatible with the architectural style of the building. Such
revision will require the continuance of this matter.
STAFF DISCUSSION
The applicant is requesting approval of an architectural modification to the
approved elevations for the Pruneyard Inn to permit a change in the porte
cochere design.
The approved elevations indicated a circular fabric canopy supported by wood
posts, beams and capitals. The architect had indicated that his fabric
material would be a terra cotta color.
The applicant at this time is requesting approval of a revised porte cochere
design which is an octagonal shape with an open steel tube frame cover and a
plaster fascia treatment. The revised canopy is supported by granite faced
steel columns.
Staff and the Architectural Advisor are of the opinion that the revised
material and porte cochere shape does not relate as well to the architectural
style of the remainder of the building. Consequently, it is recommended that
this design element be studied further. A reduced copy of the approved and
proposed design is attached.

I have reviewed the traffic circulation plan for the
Pruneyard Inn (Site Plan A-I, revision of 8-23, by Morris A.
-<8 .;tþ), and I have only one basic comment. The channeli-
zation island on the "CE) Perimeter Driven should be removed.
It is shown on the plan to be a separation between northbound
right turns and southbound left turns into the access drive
and circle for the Porte Cochere at the main entrance to the
inn.
The entrance sign shown on this island can be relocated
to an appropriate point of the return on either or both sides
of the access drive where it intersects the perimeter road.
The channelization island will constitute an ambiguous
situation to drivers. There is a good chance that both
drivers from the north and from the south will assume that
their turn is exclusive, and with simultaneous turns from
each direction, there will be a higher liklihood of an
accident. The road should be striped normally north and
south of the access drive with the centerline stripe absent
through the intersection, much as with any city street (ie.
the centerline stripe is not extended through the intersect-
ion). I have marked my suggested revisions on the plan.

STAFF DISCUSSION
This item was continued from the meeting of September 13, 1988 due to a
lack of a quorum and because of the lateness of the hour.
The Planning Commission, at its meeting of July 26, 1988, conditionally
approved the applicant's parking & circulation plan for the proposed
Pruneyard Inn. The Commission requested that the applicant come back with
a plan indicating an entryway wall, parking lot signing and the parking
lot exit design. The applicant has submitted a revised plan addressing
these issues.
The revised plan indicates the construction of a low stucco wall at the
parking area entrance, with a small gatehouse office. The circulation
pattern provides a one-way entrance with controlled parking lot exits at
either end of the parking area. A traffic island is shown at the parking

At its previous meeting of July 26, 1988, the Planning Commission
conditionally approved the applicant's parking & circulation plan for the
proposed Pruneyard Inn. The Commission requested that the applicant come
back with a plan indicating an entryway wall, parking lot signing and the
parking lot exit design. The applicant has submitted a revised plan
addressing these issues.
The revised plan indicates the construction of a low stucco wall at the
parking area entrance, with a small gatehouse office. The circulation
pattern provides a one-way entrance with controlled parking lot exits at
either end of the parking area. A traffic island is shown at the parking
lot entrance which is not supported by Staff.

Planner II Woodworth reviewed the Staff Report of July 26, 1988.
Chairman Christ asked if there would be signing indicating one-way traffic.
Commissioner Olszewski reported that this item was considered by the Site and
Architectural Review Committee. The Site Committee looked for clear
definitions indicating the particular parking lot to be used for the Inn, and
not for the rest of the center. The ingress/egress points are to be clearly
defined. Because there will not be a gate, the Committee is encouraging the
provision of visual indications that the parking is for the Inn only. The
applicant would like to have these issues resolved prior to building occupancy,
rather than prior to issuance of a building permit so that they can proceed
with construction. The Committee would also like to have the traffic
circulation signage come back for consideration.
Chairman Christ stated his concern about someone using the wrong access, and
asked that serious consideration be given to signage that stands out which
indicates the circulation pattern to address safety concerns.
Commissioner Walker agreed.

STAFF DISCUSSION
At its meeting of April 12, 1988, the Planning Commission approved the
applicant's proposal to construct a 118-unit inn at the Pruneyard Shopping
Center. Conditions 26 & 27 of the approval required the submittal of a
parking circulation plan for approval of the Fire Department and the
Planning Commission.
The applicant has submitted a plan at this time to satisfy these
conditions. This circulation plan has been reviewed by the Public Works
and Fire Departments and is considered acceptable. The revisions to this
plan since the previous proposal presented to the Planning Commission
indicates the following changes:
1.
Elimination of one parking space to improve access to the
proposed inn for fire trucks.
2.
Elimination of the control gates proposed for the northerly
entrance to the parking area.
3.
Minor adjustments to the proposed landscape islands in the
parking area to improve emergency access.
These changes are considered acceptable by Staff, consequently, the
presented plan is supported.

The Landscape Advisor's review was not available for this project as of
this writing; however, she did comment that she would like to see an
irrigation plan for the project. The current plan indicates an extension
of the existing irrigation system to provide 100% coverage.

The Fire Department has some concerns regarding the proposed
circulation plan for the Pruneyard Inn.
These concerns were presented to Morris Stark at a meeting July 19,
1988. The meeting was held to discuss other concerns the Fire
Department has with the proposed design of the Inn.
The circulation plan limits the Fire Department access to one way
into the Inn. This could create a delay or completely restrict
emergency access to the Inn. This is unacceptable.
The proposed control gates create an unnecessary delay for emergency
vehicles. As presented, this is also unacceptable.

1.
The traffic impacts have been reviewed in conjunction
with the earlier approval of the project. Basically,
there are no significant traffic impacts anticipated
because peak hotel trip generation occurs outside of the
commuter peak hours. The present circulation syste~
will accommodate the hotel trips within present
circulation patterns. and we see no need to modify site
circulation for this project.
2.
Public Works is and will continue working with the
owners of the Pruneyard regarding non-project traffic
needs.

On July l5, 1988 I had conversations with Ed Murphy Building Official, Art
Kee Planning Director and Gary Smith Fire Chief concerning construction of
the pruneyard Inn. The following scenario for progress of work was
reviewed and agreed.
While plan checking and review of the on-site circulation are continuing
the following work may proceed:
1)
Excavation of the caissons
2)
3)
Forming, placing steel for the caissons and grade beams
Concrete for the caissons may be poured to eliminate a safety
hazard on the following conditions:
a)
An outside special inspection company is hired to inspect
and document the pouring and provide a written report to the
City.
b)
All work is supervised by the design structural engineer in
a letter confirming construction was compliant with the
plans, specifications and design.
4)
The owner of the pruneyard assumes all liability for any
difficulty caused by proceeding with this preliminary work prior
to the issuance of a building permit.

hotel will use at the north end of the double drive is 25
feet by 25 feet by 6 feet high. It utilizes an industrial
size trash compactor and is never fully utilized. (This
system is also used at two of the other three locations.)
They are all screened with lath "woven" into cyclone
fencing, providing an opaque, if not terribly beautiful,
screen.
The 100 scale Site Plan shows location and size of
enclosures to approximate scale and I have expanded the auto
traffic circulation pattern somewhat to clarify the hotel
traffic pattern and loading area. The north hotel entrance
has been expanded to facilitate fire truck access and
resubmitted for fire department approval. (This
necessitated reducing the Porte Cochere' canopy from 40 feet
to 32 feet in diameter also). The new configuration leaves
very little room for symmetrical ornamental gate posts and
after some consideration we have abandoned that idea. It
would have been a good one if space and cost permitted.
I note that parking circulation plans are to be
approved prior to issuance of a building permit. This seems
unfair at this point since they have been reviewed at length
and are basically patterns existing for more than fifteen
years. The modifications for the hotel are minor and do not
impact the overall pattern any more than the original
commercial pattern in the area. We respectfully request a
waiver or conditional release for the building permit.

Application of Mr. Morris Stark for a
reinstatement of previously approved plans to
allow the construction of a lIS-unit motel
with related services on property known as
1875 S. Bascom Ave. in the northerly portion
of the Pruneyard Shopping Center in a C-2-S
(General Commercial) Zoning District.
Principal Planner Stafford reviewed the Staff Report of April 12, 1988, noting
that Staff is recommending a continuance in order that clarification can be
provided on the parking issue; and, Staff is recommending approval of the
increase in the number of units from 116 to 118.
Commissioner Olszewski reported that this item was considered by the Site and
Architectural Review Committee. The Committee is also recommending a
continuance to May 10 in order that a circulation plan may be submitted to
address concerns expressed about the designated parking areas and
ingress/egress on the site, specifically relating to the proposed motorized
gate. Additionally, the Committee would like to have information addressing
the Fire Department's concern about the ingress directly in front of the Inn.
Discussion at the Committee meeting also involved the planting of hedges, and
better definition of the parking area for the Inn. The Committee expressed
satisfaction with the presented building plans and how the Inn will fit in with
the rest of the center.
Discussion ensued regarding the proposed parking circulation and the issue of
designated parking for the Inn.
Mr. Fred Sahadi, 1901 S. Bascom Ave., Campbell, stated that the original
approval was with designated parking and barriers, with the actual circulation
to come back to the Commission for discussion. Mr. Sahadi offered to review
the possible circulation plans with the Commission this evening.
Chairman Christ noted his concern with the on-site circulation in that the
situation involves a one-way street. He indicated he would like to see how the
traffic will work on the site, and would like this circulation reflected on the
plans.
Commissioner Olszewski added that the Site Committee was also concerned about
vehicles stacking on Bascom Avenue with the use of a motorized barrier.

STAFF DISCUSSION
As the Commission may recall, at its meeting of June 10, 1986, it approved
plans to construct a 94-unit hotel at the Pruneyard. At the meeting of
October 14, 1986, the Commission approved a modification to plans to
increase the number of rooms to 116 and other modifications. Attached for
the Commission's review is the previous Staff Report and minutes from that
meeting.
At this time, the plans have expired and the applicant is requesting a
reinstatement. Also, the applicant is requesting the following changes to
the project as stated in the attached letter:
1.
An increase in the number of rooms from 116 to 118.
2.
The addition of parking barriers in the parking area near the
hotel in order to use this area exclusively for the hotel.
This proposal has been routed to City Departments and no conditions have
changed that would make the hotel at this location unworkable.
Consequently, Staff can support the reinstatement. However, it is unclear
from the proposal exactly how the motorized parking barriers will work in
terms of allowing cars in and out of the parking area and also for
emergency access. Also, no elevations of the proposed barriers have been
submitted. Staff would recommend that the Commission continue this item
in order that the aforementioned information may be submitted.

At the request of planning staff, this letter is written to
request approval of two changes to the subject project.
The first change is the addition of two rooms, making the
total 118 in lieu of 116 previously approved. One room was
added on the ground floor in lieu of a small flower shop,
because our prospective flower shop tenants all seem to need
more space than we had allowed and location in The PruneYard
proper. They do not feel the hotel itself will support them
adequately at that remote location. The other room on the third
floor was generated when our market research indicated we had
too many large suites, so we eliminated 2 large suites and
substituted 3 smaller rooms.
The second change is the addition of parking barriers for
the parking area immediately adjacent to the hotel. We feel
that ~ince the hotel now C1Jtg off the existing rear entrances to
the commercial areas anyway and since the hotel must protect its
parking spaces for its guests and since we are removing the
commercial space the parking originally served, we see no reason
not to designate and control it as hotel parking.
I trust the foregoing is adequate to clarify the matters
and respectfully request commission approval.

Commissioner Dickson stated that, as a point of order, he did not think
this application should be treated as a minor modification, b?t r~ther as
a Site and Architectural application. He noted that the appl~cat~on
increases the number of proposed rooms by 25\, and suggested tha~ a.
condition of approval be added to provide for the applicant sub~t~~ng the
additional fees necessary to have the application processed as a S~te and
Architectural approval.
Mr. Stafford responded that the only difference, according to the City
Attorney, between the way the Minor Modification and the Site and
Architectural applications are processed is in the fee charged. There is
a difference of $375; however, the review process is identical, there is
no public hearing, and no notification of neighbors.
Commissioner Fairbanks agreed with Commissioner Dickson.
Commissioner Olszewski reported that this application was considered by
the Site and Architectural Review Committee. The Committee is
recommending approval with redlining of the presented plan.
Mr. Stafford indicated that initially Staff had recommended a continuance;
however, the applicant has submitted a traffic report which satisfies
concerns of the Public Works Department, and concerns of the Architectural
Advisor were addressed at the Site and Architectural Review Committee
meeting. Therefore, Staff is in agreement with the recommendation for
approval.
Discussion ensued regarding the tower and designated parking.
Commissioner Dickson indicated that the applicant i. going to fill in the
sides below the tower, and address the lower tower area which appears
unfinished with textured material. The tower will be a logo for the
proposed inn. Designated parking is planned for the rear area of the
shopping center. Additionally, there will be ~o pedestrian traffic flow
through the inn to the shopping center.

Discussion on motion
Commissioner Christ stated that he is still concerned with the proposed
designated parking. The parking that is supposed to be available is quite
a distance from the shopping center. Commissioner Christ continued that
he would like to see a more comprehensive layout of the parking for the
entire center, and an improvement in the lighting to make it more
conducive for people to use the outlying areas. Commissioner Christ
concluded that he would not be supporting the motion, although he felt the
quality of the project was excellent.
Chairman Kasolas commented that in the last 12 years that he has spent
looking over the parking area at this shopping center, he has only sèen a
parking problem. one day of the year - the day after Thanksgiving.
Chairman Kasolas encouraged the project, noting that it would provide jobs
and necessary revenue to the community.

STAFF RECOMMENDATION
That the Planning Commission continue the consideration of this
application to its meeting of October 28,1986, so that revised plans and
additional information may be submitted.
STAFF DISCUSSION
At its meeting of June 10,1986, the Planning Commission approved the
applicant's proposal to construct a 94 unit motel with related restaurant
and recreation facilities and 2,778 sq. ft. of retail space in the
northerly protion of the pruneyard Shopping Center. The applicant, at
this time, is requesting approval of a modification to this approval to
permit the following changes:
1.
Increasing the number of units from 94 to 116.
2.
Eliminating the public passageway through the motel to the
remainder of the shopping center.
3.
Eliminating 2,778 sq. ft. of retail shops and the cafe on the
ground floor.
4.
Increasing the size of the breakfast room and adding a 1040
sq. ft. conference room.
5.
Eliminating the sun deck and spa.
6.
Revising the building elevations.
The revised proposal would allow the construction of a three story motel
which accomodates 116 rooms and an associated breakfast room and
conference room. The circulation of the motel provides a point of
destination rather than a public passage as previously proposed.
Building elevations indicate a mediterranean village style of design with
stucco for walls and Spanish clay tiles for roofing. The submitted
elevations relate well to the Pruneyard, however, the Architectural
Advisor requests further details and complete elevations.

The site plan indicates the provision of an internal courtyard and the
provision of landscaping areas adjacent to the building entry. The raised
planters previously shown adjacent to the parking area have been
eliminated.
The revised plan would require the provision of 122 parking spaces based
on a 116 unit motel with 10 employees. The number of spaces would be less
than the 133 spaces required for the previously approved motel and retail
space.
The applicant prepared a traffic report in conjunction with the previous
proposal which concluded that traffic generated from that proposal would
be the same or less than that generated by the amount of retail area
originally approved for the pruneyard Shopping Center. The Public Works
Department requests that an amendment to this report be prepared to
address the proposed changes.
The Architectural Advisor has expressed a number of concerns regarding the
revised proposal. These concerns are outlined below:
1.
The elevations of the building are not complete, only the parking
lot elevations have been provided.
2.
The parking area elevation of the "service area" is not
appealing.
3.
Materials used in the tower, at the building entry, and for the
porte cochere canopy are not clear. Building materials and color
samples should be provided.
4.
The pedestrian traffic flow from the parking area to the interior
of the pruneyard is blocked.
5.
Generally, the overall appeal of the project is less than
before. Fewer amenities, a lack of retail mix, and a disruption
of pedestrian circulation creates a project which does not fit
into the shopping center as well.
Staff is recommending a continuance of this application so that the
concerns of the Public Works Department, the Architectural Advisor, and
the Building Department may be addressed. The Building Department has
requested the provision of additional handicapped units and accessibility.
A letter describing the reason for the proposed changes is attached for
the Commission's review.

Dear Sir:
We owe you an explanation, I'm sure, for requesting another modification to
the subject plans. I imagine you and the Commission would prefer to have them
submitted as approved on June 10. No one at this end is happy about our
need to do so, either. Mr. Sahadi has expended a major portion of our fee,
a great deal of time has escaped and our office will have to back down and
start over under a great deal of pressure.
The fact that neither our office or Mr. Sahadi's had ever attempted to
build a hotel in a shopping center before has a good deal to do with the
problems we encountered, I think. We discovered, for instance, major
conflicts and costs involved in constructing a 5,000 sq. ft. basement on
the route of many existing underground utilities, serving many functioning
stores. We found that the building code conflicts and heating problems at
the interface of the lobby and the existing rear entrance walkway not only
created cost problems but that resolving them from a code standpoint destroyed
the interface entirely. The attempted dual use of the parking area on the
north side, feeding commercial customers through the hotel lost its appeal from
the interface standpoint and led to additional conflicts, as well.
There was really no practical way to designate parking for the hotel and
control it with a significant entrance through the center of the project.
The ingress and egress pattern was designed primarily for hotel use,
generated by the solution for two way traffic flow from both Bascom and
Campbell Avenues anyway, and would have been visually confusing for commercial
customers.

The solution seems to be to remove the commercial space entirely (from an area
that has been, at best, borderline viable over the years) and replace it with
hotel rooms and the ancillary space needed to replace costly basement space.
Since the hotel parking use is a less intense use of the existing parking and
since removing the commercial area obviates the use conflict, it makes sense.
Additionally, moving the entrance from the center of the hotel to the west
end and narrowing it removes code and heating problems, changes its character
to a service entrance and fire exit only, and it subsides into a minor role.
We sincerely feel that this is an improved situation and plan for all parties
and from all standpoints and respectfully request approval for the changes.

The existing site consists of 4 or 5 stores whose leases are expired
or about to expire plus several roofed but empty modules which have
not been leased since the center opened. They are all located on the
north side of the Pruneyard between Grodins and Food Villa.
The site has been developed for several years as a regional shopping
center and office tower complex. This specific project has only one
exposure to adjacent property, a two story multi- family residential
complex about 110 feet to the north at the closest point. The
remainder of the commercial complex is a rambling, one and two story
spanish tile roofed development, vaguely early california ranch style.
The existing courtyard and plaza on the south side of the new motel
will be largely retained with some re-development and planting.
The new building itself is generally three story with a typical roof
height of about 38 feet but does contain a central tower about 62
feet in height with a 46 foot high atrium behind it.
The color scheme of the new addition will blend in with the existing
complex. The roof tile will be salvaged existing tile where it is
exposed to public view on the north and east sides and will be matched
as closely as possible on the south or courtyard sides. The cement
plaster will be a light complementary grayed tan with wood eaves and
posts stained a weathered gray brown. Wrought iron "balcony" railings
will be matte black. The canvas awning is intended to be more intense
gay colors to signify an old world market place and may range in the
yellow-orange-terra cotta shades.
