Thank you for submitting your plans for site and tenant improvements for Chau' s Choice Restaurant at 2210
S. Bascom Ave. In addition to the Site Plan you have provided, we will need the following information in
order to proceed with the application:

Elevations of the building showing the existing conditions and any changes proposed.
Parking requirements for restaurants are based on the number of seats for patrons. Please clarify this
on your application. Also, you will need to provide one disabled parking space in the lot.
Please identify the location for the trash enclosure.
Show the size and type of walls and/or fencing along the property lines.
Indicate the proposed hours of operation of the restaurant.
Indicate whether or not beer and wine will be sold on site.
Show the location and type of landscaping on site.
Show the location and type of signage.

Dear Mr. Phung:
Thank you for meeting with Geoff Bradley, Tim Haley, and myself on Tuesday, December 12th to
discuss your proposal for a new retail/office building on the site at 2210 S. Bascom Avenue. We are
looking forward to reviewing a revised proposal which incorporates some of the changes we offered,
including relocating the building towards the fTont of the site, renovating the International Restaurant
and Mr. Chau's Chinese Fast Food buildings, and reconfiguring the parking on site. As part of your
re-submittal, please make sure the site and building plans are to scale so that we may accurately
judge the site layout and design.
Until we receive the revised plans, we will consider this application incomplete and await your re-

plans have been received, we can continue with the processing of your application.

Review of a Site and Architectural Review application (S 99-08) and a Use Pennit
application (UP 99-04) for the establishment of a restaurant within a commercial
building located at 2210 S. Bascom Avenue
Dear Mr. Mitchell:
Thank you for meeting with Steve Piasecki, Community Development Director, and myself
last Thursday, November 4, 1999, to discuss your proposal to establish a restaurant within a
commercial building located at 2210 S. Bascom Avenue. During our meeting with you and
Mr. Patrick Chau, it was indicated that you would contemplate various options regarding
possible revisions to your proposal and/or whether you wish to pursue further processing of
your applications.
Please note that at this time, we have not received any revisions to review. Currently, your
applications are deemed incomplete. The property owner's signature is missing from both the
Site and Architectural Review and Use Permit applications, the project summary information
on the applications are incomplete and Attachment "D" of the applications have not been
completed. In addition, the Use Permit application does not specify the reason for which the
Use Permit is requested (i.e. for fast food restaurant use, on-sale beer and wine license, and/or
late night hours of operation beyond 11 p.m.). If you wish to further pursue your applications,
please provide the above-referenced information to complete your applications.
As discussed during our meeting, Planning Staff is not supportive of your currently submitted
site plan. It appears that the proposed restaurant will significantly intensify the use of the site
than the commercial use for which it was developed. The site currently has 12 parking spaces,
which does not appear adequate to accommodate parking for employees and customers for the
restaurant. In addition, Planning Staff is concerned that there may be traffic impacts as a result
of the addition of this restaurant next to an existing fast food restaurant site. Planning Staff
recommends that it may be more beneficial to combine the driveway and parking lot with the
adjacent property to the north, which may allow for additional parking for both restaurants and
may limit traffic impacts that might otherwise occur with two separate driveways for each site
as the situation currently exists.
