Mr. Francis:
Thank you for your letter dated August 7, 2000 regarding CB No. l's approval of the planned car
stereo installation area for Fry's Electronics.
In your letter, you state that Agilent Technologies, Inc. has permitted Fry's Electronics to utilize
their leasehold portion of parking for general use as a means for increasing the available parking
for Fry's. The letter also states that when a new tenant comes in, once Agilent Technologies,
Inc. leaves the space, the parking agreement will be terminated.
In order for the City of Campbell to approve a car stereo installation facility for Fry's, additional
parking is required on a permanent basis. If the adjacent tenant space is willing to give up
parking for use by Fry's Electronics, the City will require a Shared Parking Agreement attached
to the deed of the property - tied to the land. Once the Parking Agreement is made, there would
be severe limits to the type of uses allowed for the Agilent Technologies space in the future
because of the reduction of parking.
As CB No.1, the ground lessee for 600 East Hamilton Avenue, cannot guarantee that the current
general use parking format will exist past the leasehold term of Agilent Technologies, Inc., the
City of Campbell is unable to approve of the car stereo installation facility.
The City of Campbell suggests that Fry's Electronics explore other avenues to solve the parking
deficiency for that location.

Dear Ms. Schmidt:
CB No.1, the ground lessee for 600 East Hamilton Avenue, has been asked by
their tenant, Fry's Electronics, for its approval of a planned car stereo installation
area. The installation area is to be built over the present site of several building
covered parking spaces. At issue is the design and construction, as well as the
impact that this installation bay will have on further reducing the available
parking.
Regarding the design and construction, CB No.1 has reviewed a preliminary set
of drawings, and has given their approval. We require that all proper permits are
obtained, that Fry's Electronics contracts only with licensed, qualified vendors,
and names CB No.1 as additional insured.
Regarding the parking issue, the current tenant, Agilent Technologies, Inc.,has
permitted Fry's Eíectronics to utilize their leasehold portion of parking for general
use. CB No.1 approves of this as a means of effectively increasing the available
parking. It must be noted, however, that once Agilent Technologies, Inc., leaves
(their lease expires in January 2001), and a new tenant comes in, the previous
general parking use may be terminated. The decision to continue making the
parking available to everyone will be a decision that the ownership will make
based upon the needs of the new tenant, and any other factors which may arise.

In summary, CB No.1 approves of the Fry's Electronics installation bay based on
the plans as reviewed. CB No.1 acknowledges and approves of Agilent
Technologies, Inc. making available their leasehold allotment of parking for
general use. CB No.1 cannot guarantee that the current general use parking
format will exist past the leasehold term of Agilent Technologies, Inc.

The Planning Division has reviewed your proposal for the conversion of approximately ten parking spaces in the
garage area into an auto car stereo installation facility at the Fry's Electronics store. Based upon a review of this
proposal and the CUITent zoning be please be advised of the following.:
1) Zoning P-D(Planned Development) and General Plan Designation(Commercia1). The establishment of a new
use and the construction of a project with estimated construction cost of less than $50,000 requires ~pproval
of a Conditional Use Permit. 11ùs application is considered by the Planning Commission at a public hearing
and takes approximately 45 days to process.
2) The Planning Commission's review of a request will take in to consideration the compatibility of the use to
the site and the SUITOunding neighborhood. Issues that have been identified in the preliminary review are as
follows:
a)
Adequacy of on site parking. A parking inventory and utilization study will be required to support
additional building area and to reduce the on site parking.

b) A review of potential noise and the operation hours of auto stereo installation operation needs to be
identified. Is there a potential for disturbance to adjacent residential uses to the east?
c) A review of on site circulation. The driveway aisles need to be more clearly identified.
3) Applicant to obtain any necessary building, electrical or building permits.

Use most closely resembles an S-3 occupancy.
b) Provide ventilation at a rate of 1.5 cfm per square foot of floor area or, if approved, ventilation equal to
14,000 cfm per vehicle per {.JBC 1202.7.
4) Proposed signing is considered excessive for a directional type of signage. Typically, such signage is
restricted to 6 square feet in area.
5) Building Color. It is recommended that the red wall color be reduced in area.
