Dear Mr. Hamilton,
This letter is to advise you that the zoning and use of the above-mentioned property is
governed by the laws and regulations of the City of Campbell. The property is zoned R-
3-S (Multiple Family Residential) and the current underlying General Plan designation is
High Density Residential (21-27 units per gross acre).
The aforesaid zoning permits the use of the property for multiple-family residential use.
The allowable density for the R-3-S Zoning District is four units for the first eight
thousand square feet, and one thousand six hundred square feet for each additional unit,
per the Campbell Municipal Code.
This property received Site and Architectural approval (S 71-23) on April 19, 1971 for an
apartment complex. In the event of damage, the referenced property would be allowed to
rebuild pending a Site and Architectural approval by the Community Development
Department and subject to the current building and zoning laws, rules and regulations.
If at the time of damage the property is classified as a non-conforming building, the
property can start restoration or reconstruction within a period of one year and restoration
completed one year thereafter to the extent that the cost of restoration does not exceed
seventy-five percent of the cost of construction of a comparable new building (as
determined by the building official). If the damage or destruction exceeds seventy-five
percent of the cost of construction of a comparable new building (as determined by the
building official) no repairs or reconstruction shall be made unless every portion of such
building or structure is made to conform to all regulations in the district in which it is
located.

Melinda:
Thank you for forwarding the zoning verification/compliance letter yesterday. The letter
was perfect except that a statement must alos be included stating that in the event the
building was damaged that it could be permitted to be restored to its pre-existing use.
This is a Freddie Mac loan and this wording is part of the documentation required.
Everything reflected in you letter says this, but the specific wording must also be
included. The place to put this in the letter would be at the end of the third paragraph (see
copy)
