ORAL REQUESTS
This is the point on the agenda where members of the public may address the Commission
on items of concern to the Community that are not listed on the agenda this evening. People
may speak up to 5 minutes on any matter concerning the Commission.
PUBLIC HEARINGS
1. PLN2014-142 (ZMA) Continued Public Hearing to consider the application of SREA,
PLN2014-141 (TSM) Inc., for a Zoning Map Amendment (PLN2014-142) from P-D
PLN2014-140 (PD) (Planned Development) to C-PD (Condominium Planned
PLN2014-143 (TRP) Development), a Tentative Subdivision Map (PLN2014-141) for
SREA, Inc. condominium purposes including vacation and abandonment of
a public service easement and building setback line, a Planned
Development Permit (PLN2014-140) to allow construction of a
mixed-use project with density bonus parking standards (16
residential condominium units and 3,200 square-feet of ground
floor retail space), and a Tree Removal Permit (PLN2014-143),
on properties located at 2295 and 2305 S. Winchester
Boulevard. A Mitigated Negative Declaration has been
prepared for this project. Tentative City Council Meeting Date:

2. PLN2014-157 Public Hearing to consider the application of Metrovation for a
Metrovation Conditional Use Permit with Site and Architectural Review
(PLN2014-157) to allow the construction of a new 5,172 square
foot, 113-seat quick service restaurant building with on-sale
beer and wine service on property located at 2000 S. Bascom
Avenue. Staff is recommending that this project be deemed
Categorically Exempt under CEQA. Planning Commission
action final unless appealed in writing to the City Clerk within 10

3. PLN2014-38 Public Hearing to consider the application of Modus, Inc., for a
Modus, Inc. Conditional Use Permit (PLN2014-38) to allow the installation of
anew cellular antenna within a cupola addition on top of an
existing building tower housing a total of 12 antennas and
associated equipment (21 RRU's, two GPS antennas, 4 surge
suppression units) in the existing tower on property located at
330 E. Hamilton Avenue. Staff is recommending that this
project be deemed Categorically Exempt under CEQA.
Planning Commission action final unless appealed in writing to
