The Planning Director and the Public Works Director have approved the
referenced Tentative Parcel Map based upon the mandatory finding that
this Tentative Parcel Map, together with the provisions for its design
and improvement, is consistent with the General Plan of the City of
Campbell.
The final map shall be filed with the City Engineer for examination,
approval and recordation in accordance with the provisions of the
Subdivision Map Act.
This approval is subject to the following conditions:
1. Process and file a parcel map creating the two lots.
2. Pay Storm Drain Area fee of $1,040.
3. Pay a fee of $9,096 in lieu of dedicating land for parks.
4. Execute an agreement and post surety for the future
installation of Street improvements across the frontage of the
property.

5. Development of parcel "B" will require the approval of a Site
and Architectural Application by the Planning Commission.
6. The proposed property line between parcel "A" and "B" which
runs north and south shall be adjusted approximately 5 feet to
the east to provide a 5 foot rearyard setback for the existing
garage and to maintain a 11,000 square foot Parcel "B" area,
exclusive of driveway access.

On October 22, 1990 a tentative map was approved to split 1434
Capri Drive into two lots in anticipation of building an
additional unit on the flag lot.
Now there is a proposal to combine that proposal with the two lots
recently created on the adjacent parcel to create one development
consisting of four lots served by one 20 foot wide driveway.
We suggest processing an amended tentative map that includes all
four lots. The property line between the two halves could be
relocated to the center of the 20 foot driveway with fee title to
the driveway held by the two rear lots. The two southerly lots
could be reconfigured to eliminate the existing panhandle
driveway.
Cross easements for ingress and egress to be created by a seperate
document as was done on the Alan Jones lot split on Hazel Avenue.
New conditions of approval of the amended tentative map would
include a recalculated Parkland fee of $10,990 and, since this
street is not a candidate for alternative street improvements and
there is 200 feet of frontage, the installation of standard street
improvements.
The alternative would be to process this tentative map as
originally approved and reconfigure the adjacent lots by a lot
line adjustment. One of the disadvantages of this alternative is
that the formula for computing the Parkland fee has been changed
in the interim.
