Dear Mr. Lee:
The Community Development Director has conditionally approved your application for a Tree
Removal Permit (PLN 2000-178) to the existing redwood tree in the driveway area, subject to
the following condition:
1. Install a 48" box redwood tree shall be planted within 30 days of this approval in the front
yard area as depicted on the enclosed plan.
2. The driveway area to be reduced in width at the street frontage to approximately 16' and a
planter area between the two car garage and single car garage shall be provided.
3. Landscaping shall be installed consistent with the previously approved landscape plan.
4. Two flowering trees shall be provided at the driveway entrance. Trees to be a minimum 15
gallon size.
The Tree Removal Permit has been approved based upon the City's determination that the
redwood tree is too garage entrance and are adversely impacting the access to the building.
Staff has determined that the situation cannot be reasonably remedied by means other than
removal.
This approval is final in 10 days, unless an appeal is received in writing at the City of
Campbell Community Development Department Office, 70 N. First Street, Campbell, on or
before January 30~ 2001. No trees may be removed until after the 10-day appeal period has
passed and no appeals have been received within this time period.

Dear Mr. Lee:
The Campbell Planning Division has reviewed your application of December 21, 2000, for a
permit to remove a redwood tree at 1106 Abbott Avenue in a R-l-9 (Single-family
Residential) Zoning District.
Under the Tree Protection Ordinance, the Community Development Director can only approve
a tree removal permit if any of the following general criteria are met:
Diseased or Danger of Falling. The tree or trees are irreparably diseased or presents a
danger of falling that cannot be controlled or remedied through reasonable preservation
and/or preventative procedures and practices such that the public health or safety requires
its removal.
Potential Damage. The tree or trees can potentially cause substantial damage to existing
or proposed main buildings (e.g., dwellings or other main buildings) or interfere with
utility services and cannot be controlled or remedied through reasonable relocation or
modification of the structure or utility services.
Economic Enjoyment and Hardship. The retention of the tree restricts the economic
enjoyment of the property or creates an unusual hardship for the property owner by'
severely limiting the use of the property in a manner not typically experienced by owners
of similarly zoned and situated properties, and the applicant has demonstrated to the
satisfaction of the approval authority that there are no reasonable alternatives to preserve
the tree. A minor reduction of the potential number of residential units or building size
due to the tree location does not represent a severe limit of the economic enjoyment of
the property.
Although you state in the application that the tree location creates a difficulty in using the third
garage door, the situation does not meet any of the criteria listed above. Consequently, your
request for a permit to allow the removal of this redwood tree has been denied.

It is recommended that you modify your driveway approach to the third garage door to
improve access and create a planting area around this redwood tree grouping.
Any decision of the Community Development Director may be appealed to the Planning
Commission. The appeal must be filed in writing to the Secretary of the Planning Commission
within 10 days of the decision and must state the grounds for the appeal.
