Dear Applicant,
The Planning Division has reviewed the plan submittal for the remodeled of single-family home on your
property at 1171 Arroyo Seco Drive. Your property is located in an R-l-6 Single Family Residential
zoning district. A couple of items need to be revised on your building plans prior to issuance of building
permits:
1. Maximum building Coverage: The residential zoning district has a maximum building coverage of
40 percent. Your proposed addition with covered porch areas covers approximately 42.3 percent of
your property. Based upon your lot size of 8202 square feet, building coverage would be limited to
3281 square feet versus the 3468 square feet proposed.
2. Declaration regarding any protected trees:
Any oak, cedar, redwood or ash tree with a 12 inch diameter trunk measured 3 feet above grade
needs that would be removed with the proposed addition needs to be depicted on the site plan. A tree
disclosure statement has been enclosed.
3. Relocation of air conditioning unit:
The site plan depicts relocation of the air conditioning unit within the require 5 foot side yard
setback.
