Building Permit - 2001February 16,2001 Jim Morelan, AlA 880 E. Campbell Ave. Campbell, CA 95008 Subject: Proposed addition to 800 Sunnypark Ct. Dear Jim, I spoke with the Community Development Director about your proposal for the addition to the house at 800 Sunnypark Court. We examined the approved 1971 Planned Development Permit for this development and found a site plan but no specific requirements in terms of allowed lot coverage, FAR, setback requirements, etc. We concluded that if all the following conditions are met, then the addition as proposed can be considered a minor modification to the PD permit and can be reviewed and approved at the staff level without the need to go through the full public hearing process. These conditions include: · That the approved Planned Development permit does not prohibit architectural modifications and/or additions; · That the Homeowner's Association's Covenants, Codes, and Restrictions do not prohibit architectural modifications and/or additions; · That the proposed addition complies to the development guidelines set forth in the in the San Tomas Area Neighborhood Plan (ST ANP); and · That the proposed addition maintains the existing rear and side yard setbacks. With the addition master suite and storage room addition, the lot coverage will be as follows: Existing house: Existing garage: Addition: Total building area: Lot area: 1,222 square feet 420 square feet 500 square feet (approximately) 2142 square feet 5,785 square feet 37% .37 Lot coverage: FAR: The ST ANP has a maximum lot coverage requirement of 40% and a maximum floor-to-area ratio of .45. Since both of these measurements for the proposed addition are within the threshold, then we will consider the proposed addition to comply with the original Planned Development permit.
