This letter is in response to your request for a Zoning Certification Letter. The zoning and use of
the property at 901 Campisi Way in Campbell, California (APN 288-03-021) is governed by the
laws and regulations of the City of Campbell Municipal Code.
On December 20, 1983, the City Council approved a planned development permit (PD83-06) for
a two-story office building. Note that inspections are not performed in conjunction with Zoning
Certification Letter requests, and therefore staff cannot confirm that all existing development and
uses on the property are legal or conforming.
General Plan Desi nag t~ The above referenced property is designated Mixed Use
(Commercial/P~~ofessional Office/Residential (up to 27 units per gross acre) on the General Plan
Land Use Map. The property's Mixed Use (Commercial/Professional Office/Residential land use
designation is untended to provide a residential component to traditional commercial and/or
professional office uses. The intent of this designation is to maintain the commercial and office
uses on the ground floor, with residential on the upper floors. Development standards will be
created for these areas regarding minimum lot coverage and floor ratio requirements. The
Development standards will also ensure quality site design (e.g. encouraging building placement
toward the street edge and parking in the rear or underneath).
Zoning Desi ng ate: The above referenced property is located in the P-D (Planned Development)
Zoning District. It is not located within any other special, restrictive, or overlay district. The P-D
zoning district is intended to provide a degree of flexibility that is not available in other zoning
districts so as to allow developments that are more consistent with site characteristics while
creating an optimum quantity and use of open space and good design. The zoning district allows
within its boundaries a use or development, or a combination of uses or types of uses or types of
developments that is (are) determined to be in conformance with the underlying land use
designation of ~rhe General Plan. It is not the intent of the P-D zoning district to allow more
residential units than would normally be allowed by other residential zoning districts which are
deemed consistent with the General Plan.

Allowable uses in the P-D Zoning District: Any use or development that is determined to be
consistent with 1:he General Plan of the city may be approved in the planned development zoning
district, subject to the criteria established in City Code subsection 21.12.030(H)(6).
Permit required,. Unless otherwise specified in the City Code, no use or structure shall be
constructed, created, enlarged, erected, established, installed, maintained, or placed within a P-D
zoning district unless and until a planned development permit or an administrative planned
development permit has been approved.
Le>;al nonconformin>; uses and structures: Legal nonconforming uses and structures that were
lawfully established and constructed before the adoption or amendment of this Zoning Code, but
which would be; prohibited, regulated, or restricted differently under the current terms of this
Zoning Code or future amendments thereto, are subject to City Code Chapter 21.58
Reconstruction after damage or destruction: A nonconforming structure that is involuntarily
damaged or partially destroyed by earthquake, fire, flood, wind, or other calamity or act of God
or the public enemy, clearly beyond the control of the property owner, may be reconstructed in
compliance with the building code and City Code Section 21.58.050(E).
