Dear Mr. Ibrahim,
On May 12, 2014, the Planning Division received revised plans for aPre-App to allow for the
removal of an existing kiosk and storage building for the construction of a new 1,207 sf. ft.
convenience store, 833 s. f. carwash tunnel with conveyor and 356 s. f. carwash equipment room
for an existing 76 Gas Station. The purpose of this letter is to provide staff comment in
anticipation of a formal project submittal. Please note that this review letter is limited to the
overall project design concept and should not be not construed as a substitute for formal project
review.
PLANNING DIVISION
Permit and Fee Requirements: This proposal would require an application for a
Conditional Use Permit (with Site and Architectural Review). A separate Parking
Modification Permit may be required if the site does not provide adequate onsite parking
to support the use. The current review fees are listed below. Please note that these fees
are subject to change at the beginning of the fiscal year (July 1) and are due upon
application submittal (unless otherwise noted).
