Hacienda Avenue, Campbell CA Application: Pre-Application Dear Mr. Mason, Thank you for your April 4, 2012 submittal of a prelinnary application proposal to subdivide an existing parcel into two new lots. The purpose of this letter is to provide staff continent on the pre-application materials and the next steps should you decided to submit a formal application. Please note that this review letter is limited to the proposed development concept and should not be not construed as a substitute for formal project review. Pursuant to CMC Section 20.16.030, newly created parcels shall have frontage along a street dedicated as a public street (ex:cept for flag lots, which would only require a 15 foot wide frontage/driveway). Based on a review of the preliminary proposal, one of the proposed new lots would not have frontage along a public street and therefore would be inconsistent with local regulations. Although staff is unable to support a Tentative Parcel Map application, there is still an opportunity to achieve your overall goal. The submittal of a Lot Line Adjustment to merge the rear half of Parcel 4 into either Parcel 3 or Parcel 2, as shown on the submitted ALTA Survey, may be supported. City support of the project would. depend on whether the remaiiung portion of Parcel 4 (210 E. Hacienda Avenue) met the minimum lot size of 80,000 square feet and that the existing ingress/egress, maintenance, landscaping, and public utility easements would be modified consistent with the new lot dimensions.
