'Ibis letter is in response to your request for a Zoning Certification Letter received by this
department on December 5, 2012. The following is a summary of the records of the City of
Campbell pertaining to the above referenced property.
Site Conditions: The subject property, identified as parcel 412-06-042 on the assessment maps of
the Santa Clara County Assessor's is an approximately 2,640 square-foot parcel improved
with a 784 square-foot single-family residence with a 153 square-foot attached garage
located along the westerly property line.
Zoning/ General Plan Designations: ~hhe subject property is located within the P-D (Planned
Development) Zoning District and designated Loiv-Medium Density Residential on the General
Plan Land Use Map. The property is not located within any special, restrictive, or overlay

Land Use Entitlement(s): The single-family residence located on the subject property was
constructed in 1900, prior to the City's incorporation in 1952. The City, therefore, does not
posses any records of the structure's original construction.
Zoning Compliance/Non-Conformity: The Low-Medium Densitl/ Residential General Plan Land
Use designation identifies detached single-family residential developments on small lots as an
allowable use in the P-D (Planned Development) Toning District. As such, the use of the
property is therefore conforming with the Campbell Municipal Code. Continued use of the
property is allowed in perpetuity without need of further rezoning, special exceptions, use
permits, variance, or other land use approval.
Reconstruction: The single-family residence could be reconstructed following destruction
caused by earthquake, fire, flood, wind, or other calamity or act of God or the public enemy, to
the same development standards (size, setbacks, height, etc.) to which it currently is
constructed. Reconstruction would be processed through issuance of a building permit.
Code Violations: As of the date of this letter, there are no active code violations related to the
subject property. Questions pertaining to code violations may be directed to the Code
Enforcement Officer at (408) 866-2760.
Pending Applications: No applications for rezoning of the subject property or for any land use
permit or other entitlement are pending.
Preparation of Letter: rl'he information contained in this letter represents a faithful summary of
the records of the City of Campbell pertaining to the subject property and may be given
authority as deemed appropriate. This letter was prepared by Rafael Miranda, Project Planner
in the Community Development Department, under the authority granted to the Community
Development Director by Campbell Municipal Code Sec. 21.54.060 to delegate certain
regulatory functions to staff members of the Community Development Department.
