Dear Mr. Lavond,
Thank }you for your August 31, 2012 submittal of a Modification to a Site and Architectural
Review Permit application to allow construction of a 1,600 square-foot storage building on an
existing church property located at the above referenced address. Based on a review of the
application materials and the Campbell Municipal Code (CMC), your application has been
deemed incomplete. The following additional information and revisions to the plans are needed in
order to continue processing of this application:
ADDITIONAL MATERIALS REQUIRED
1. ;Citle Report: Provide a preliminary title report for the property.
2. (~olor/Material Board: Provide acolor/material board to include manufacture's prints of
material,'paint colors, specifically indicating manufacture, color/product name, and
color/product number (reference enclosed example).
3. (~olor Elevation/Rendering: Provide a color elevation or computer generated rendering of
f:he storage building.
PLAN' REVISIONS
4. Site Plan (Sheet A-2): Please revise the proposed site plan as follows:
a. Depict the route of the new electric utility service to the proposed building. Please
note that the service must be placed underground, consistent with the City's
Underground Utility Ordinance (CMC 21.18.140).

b. At the southeast corner of the proposed building, the site plan shows one palm tree
to be removed. A site inspection revealed that there are actually two palm trees at
this location. Please revise accordingly.
c. Revise the parking stall configuration directly in front of the proposed storage
building-its depiction does not appear accurate.
d. Indicate drive-aisle dimensions.
5. Exterior Elevation~Sheet A-3): Please revise the exterior elevations as follows:
a. Indicate color information for the roofing and walls, specifically identifying
manufacture name, product name, and product number, consistent with the required
color/material board.
b. Specify all door and window color/material information, specifically identifying
manufacture name, product name, and product number, consistent with the
color/material board.
c. Show the sprinkler shut-off valve required by the sprinkler system (reference
enclosed Fire Department requirements). The valve shall be recessed into the wall
and installed on the south elevation so as to be out of public view.
STAFF COMMENTS
6. Design and Materials: In review of this application, the Planning Commission must
consider to what extent a proposed project will enhance the city's character, have an
adverse aesthetic impact, promote the use of sound design principles, avoid monotony and
mediocrity of development, and enhance the overall appearance of the city (CMC
21.42.040.C). Construction of a galvanized metal storage building on this property would
not appear to be consistent with these considerations. As such, staff strongly recommends
use of more appropriate building materials such as stucco/siding walls and composition
roofing.
7. 'T'ree Removal: Since the project plans indicate removal of at least one palm tree, this
application will require submittal of a Tree Removal Permit (any tree over 12" in diameter
i:~ protected). However, to approve a Tree Removal Permit for healthy trees, the Planning
Commission must find that retention of the tree(s) would impede economic use of the
property (CMC 21.32.080.3). As this would not appear to be the case, staff recommends
relocation of the proposed building in order to allow preservation of the trees.
8. L,andscaping_ Improvements: Consistent with the City's landscaping requirements (CMC
21.26.030), staff will recommend that that the unused portion of land on the westerly side
of the property be landscaped.
DEPARTMENTAL REVIEW
This application was also reviewed by the County Fire Department, Building Division, and Public
Works I>epartment (Land Development Division). Comments from the Building Division and Fire
Department-in the form of post-entitlement (Building Permit) requirements-are enclosed for
your review. Please note that pursuant to the adopted Fire Code, the Fire Department has indicated
that the proposed building will need to be sprinklered with an automatic sprinkler system.
