Fence Exception - 2013CITY of CAMPBELL Community Development Department January 30, 2013 Robert and Lynette Knudsen 384 Pamlar Ave. Campbell, CA 95004 Re: File No: PLN2013-03 Address: 384 Pamlar Avenue Application: Fence Exception Dear Mr. and Mrs. Knudsen, The Community Development Director has conditionally approved your Fence Exception application to allow an existing seven foot fence located within the public right-of--way adjacent to the street side yard of the above referenced property. The Community Development Director has determined that the requested Fence Exception satisfies the required findings as specified by Campbell Municipal Code (CMC) Sec. 21.18.060. Your request for a Fence Exception application has been approved, subject to the following conditions of approval: 1. Approved Project: The fence shall substantially conform to the approved plans stamped as received on January 2, 2013. 2. Landscapin Hardscapin :Within the period of time specified in the separately executed Cash Deposit for Faithfull Performance agreement, the unimproved area bewteen the fence and sidewalk shall be landscaped. Landscaping shall consist of shrubs, flowers, and/or groundcover. A small pathway extending from the fence gate to the sidewalk, constructed of properly secured pavers or stepping stones, shall also be installed. The landscaping area shall be irrigated with an irrigation system and shall be maintained in perpetuity. 3. Private Improvement Agreement: Within 30 days of the effective date of this approval, the applicant shall enter in a Private Improvement Agreement with the Campbell Public Works Department to allow the private improvements approved by this Fence Exception to remain within the public right-of--way. 4. Building Permit: Within 30 days of the effective date of this approval, the applicant shall obtain a Building Permit from the Campbell Building Division to legalize construction of the fence. Page 2 of 2 This approval is final in 10 calendar days of the Community Development Director's decision, unless an appeal is received in writing at the City of Campbell Community Development Department by February 11, 2013.
