Dear Mr. O'Donnell,
The Planning Division has reviewed your building permit submittal for an addition to
an existing, historic single-family home located at the above references address. The
proposed addition was reviewed by the Historic Preservation Board on August 22,
2007, and the Board supported the project.. The following issues need to be addressed
prior to the issuance of a building permit:
1. Site Plan: The site plan shall be revised to indicate the following:
a. Please indicate the Floor Area Ratio (FAR) as anon-percentage numerical
value.
b. Please indicate lot coverage. Chapter 21.72.020~of the Campbell Municipal Code
defines lot coverage as:
The horizontal area measured within the- outside of the exterior walls on the ground
floor of all buildings and accessory structures on a lot including Qarages, carports and
covered porches.
Note: the maximum lot coverage in the R-1-6 Zoning District is 40%.
c. Please indicate the required east side and rear (north) setbacks. CMC Section
21.08.030, Table 2-3 requires minimum setbacks of five feet or one-half the
height of the building wall, whichever is greater. The posts of proposed
carport, not to exceed 10 feet in height, shall be no less than five feet from the
rear property line. The proposed trellis on the east side yard does not meet the
required setback.

d. Please indicate the structure heights on the east side and rear (north)
elevations.
e. Please show all front paving, including pavers. Please also provide a front yard
paving calculation. Note: front yard paving shall not exceed 50% of the
required front yard area.
f. Please indicate rear yard paving (driveway), including width and length
dimensions. Note: each single-family dwelling shall provide a minimum eight-
foot wide paved driveway continuous from the street or other public right-of-
way providing access to the property, garage, or carport. The minimum length
for a driveway shall be 25 feet.
g. Please note that any modification to the existing overhead utility lines or utility
panel that directly serves the site will require that the overhead lines be
installed underground. Please indicate on the site plan the location of the
existing utility panel and overhead lines and if you are proposing to make any
modifications as part of the project. A simple service upgrade will not require
the under-grounding of utilities.
h. Please indicate the location, height and materials for any proposed fencing for
the project. The fencing material and type should be compatible with the
historic nature of the home and surrounding neighborhood.
