PI,N2016-23 Public Hearing to consider the application of Steve Rawlings. for a Conditional
Rawlings, S. Use Permit to allow beer and wine sales for onsite :consumption in conjunction
with a new restaurant (Mod Pizza) located at 2000 S. Bascom Avenue, Suite
110 in the C-2 (General Commercial) Zoning District.
STAFF RECOMMENDATION
That the Planning Commission take the following action:
1. Adopt a Resolution, incorporating the attached findings, approving a Conditional Use
Permit to allow beer and wine sales for onsite consumption in conjunction with a new
restaurant (Mod Pizza), subject to the attached Conditions of Approval.
ENVIRONMENTAL DETERMINATION
Staff recommends that the Planning Commission find that this project is Categorically Exempt
under Section 15301, Class 1 of the California Environmental Quality Act (CEQA) pertaining to the
operation, permitting, and minor alterations of an existing private structure involving negligible or
no expansion of use beyond that existing at the time of the leadagency's determination.
DISCUSSION
Project Location: The project site is located on the east side of S. Bascom Avenue between E.
Campbell Avenue and Arroyo Seco Drive (reference Attachment 3 -Location Map). The "L"
shaped, 1.25 acre property is currently developed with asingle-story 5,172 sq. ft. restaurant
building at the northwest corner of the project site and a larger 9,742 sq. ft. multi-tenant
commercial building which runs along the southern property line.
