The lead department with which the applicant will work is identified on each condition where necessary. Where approval by the Director of Community Development, City Engineer, Public Worlcs Director, City Attonley, or Fire Deparhnent is required, that review shall be for compliance with all applicable conditions of approval, adopted policies and guidelines, ordinances, laws and regulations, and accepted engineering practices, for the items under review. Approved Project: Approval is granted for an Administrative Site and Architectural Review Permit (PLN2012-220) for construction of a new 2,722 square-foot two-story single-family residence. The project shall substantially conform to the revised project plans and colorhnaterial board dated as received by the Community Development Department on January 9, 201.3 and November 28, 2012, respectively, except as inay be modified by the Conditions of Approval herein. 2. Planning_ Final Required: Planning sign off is required prior to Building Permit final. Construction not in substantial compliance with the approved project plans shall not be approved without. prior authorization of the necessary approving body. 3. Building Height: The maximum building height for the proposed residence is 27 feet, 6 inches from existing (natural) grade. Any required grade change resulting fiom compliance with stonnwater or site drainage regulations shall not increase the height of the residence beyond approval. This may require that the residence be redesigned with reduced plate heights to ensure that the total height remains under 27 feet, 6 inches from natural grade. 4. Utilities: All on-site utilities shall be installed underground per Section 21.18.140 of the Campbell Municipal Code. Applicant shall comply with all plan submittals, permitting, and fee requirements of the serving utility companies. 5. Permit Approval Expiration: The Administrative Site and Architectural Review Permit approval shall be valid for one year from the date of final approval. Within this one-year period a building pernit must be obtained. Failure to meet this deadline will result in the.
