Hello Brad,
In further review of the application materials, it appears ,that your architect did not include the garage area in
the Floor Area Ratio (FAR) calculations (I've confirmed with Tammy). Cities differ on whether or not garages
are included in the FAR, so the oversight is understandable. Unfortunately, this nuance means that your
home's FAR is currently 0.55, which is in excess of the 0.5 maximum that the Planning Commission may
approve. As a result, additional square-footage cannot be added to your home through the Site and
Architectural Review Permit process.
For purposes of full disclosure-not to encourage this_course of action-you do have the right to apply for a
Variance. However, the bar for approval is considerably higher. A Variance is reserved for unusual physical
conditioris (i.e., topographical, geological, etc.) that necessitate relief from strict application of the Zoning
Code. As your situation does not present this type of issue, we (staff) would likely have to recommend denial.
If you do decide to proceed with a Variance, it will require an additional $485 in~application fees. To maintain
the schedule, we would need the fees and the written request by Wednesday. If I do not hear back from you
by then, we will close out your application and issue a full refund.

Dear Mr. and Mrs. Perkins,
Thank you for your lolovember 5, 2015 submittal of a Site and Architectural Review Permit
application for a Floor Area Ratio (FAR) exception to allow a minor addition to asingle-family
residence. Based upon a review of the application materials, your application has been deemed
complete. This application will be scheduled for review by the Site and Architectural Review
Committee (SARC) on January 12, 2016 followed by the Planning Commission on January 26,
2016.
As indicated on the application form, additional copies of the project plans are required for the
public meetings. At your earliest possible convenience, please submit twelve (12) 11" x 17"
(collated) copies of the September 4, 2015 project plans (sheets 1-7 & I4-IS) for the SARC and
Planning Commission meetings.
