Manufacturing) Zoning District.
STAFF RECOMMENDATION
That the Planning Commission take the following action:
1. Adopt a Resolution, incorporating the attached findings, approving a term-limited
Conditional Use Permit allowing the establishment of an indoor athletic fitness facility (d.b.a.
Sirius Baseball) within an existing commercial building located at 1520 Dell Avenue, Suites
A & B, subject to the attached Conditions of Approval.
ENVIRONMENTAL DETERMINATION
Staff recommends that the Planning Commission find that this project is Categorically Exempt
under Section 15301, Class 1 of the'California Environmental Quality Act (CEQA), pertaining to
the operation and leasing of an existing private structure.
DISCUSSION
Project Location: The project site is located on the east side of Dell Avenue, between Vanden
Way and Division Street (reference Attachment 3 -Location Map). The rectangular shaped, .97
acre property is developed with atwo-story commercial building that runs along the southwest
property line.
