Dear Ms. Sprinkle,
This letter is in response to your request for a Zoning Certification Letter received by this department on
September 8, 2015. The following is a summary of the records of the City of Campbell pertaining. to the
above referenced property.
The 9,170 square foot project site was developed with an existing 941 square foot one-story single family
home with a 190 square foot garage, as well as an existing 624 square foot two-story "guest house" per
Santa Clara County records, prior to annexation in 1979.
Zoning and General Plan: The project is located in an R-1-6 (Single-Family Residential, 6,000 square
feet minimum lot size) zoning district and is designated Low Density Residential (Less than 6
units/gr.acre) on the City of Campbell General Plan Land Use Map.
Conformance with Current Zoning: Based upon the County Residential Unit Property Record and
Building Permit records provided, there is sufficient evidence to indicate the existing guest house
(secondary dwelling unit) is a legal non-conforming structure, as it appears it was lawfully constructed in
1947 but does not conform to current code requirements such as a minimum lot size of 10,000 square feet
and a restriction to one story per Campbell Municipal Code Section 21.36.200 -Secondary Dwelling
Units (enclosed). The use of this guest house can only be continued in compliance with Campbell
Municipal Code Section 21.58.050 -Restrictions on Nonconforming Structures (enclosed).
