October 27, 1987, approved Resoluti n No. 2489 approving your
proposal to construct an automotive service building on the
referenced property. This approval is effective November 6, 1987,
and is subject to the conditions in icated in the attached resolution.
Please note that the landscape plan requires approval of the full
Planning Commission.

OF THE CITY OF CAMPBELL APPROVING A USE PERMIT
ALLOWING THE CONSTRUCTI N OF AN AUTOMOTIVE
SERVICE FACILITY ON PRO ERTY KNOWN AS
1387 CAMDEN AVE. IN A C I-S (NEIGHBORHOOD
COMMERCIAL) ZONING DIST ICT. (APPLICATION OF
JIFFY LUBE INTERNATIONA , INC., UP 87-18).
After notification and pUblic hearing as specified by law on the
application of Jiffy Lube International, Inc. for a Use Permit and
approval of plans to allow the constru tion of a building to be used an
as automotive service facility for lub ication and oil change on property
known as 1387 Camden Ave. in a C-l-S ( eighborhood Commercial) Zoning
District, as per the application filed in the Planning Department on
October I, 1987; and, after presentati n by the Planning Director,
proponents and opponents, the hearing as closed.
After due consideration of all evidenc presented, the Planning
Commission did find as follows:
1. The proposed project is an appropr ate scale in relationship to the
adjacent developed uses.
2. The project is well designed and a chitecturally blends into the
neighborhood.
3. The parking provided meets/exceeds the code requirements.
4. The project is designed to minimize infringement on neighboring
properties.
5. Substantial landscaping has been pr vided which adds to the
aesthetics of the project.

Based on the above findings, the Plan ing Commission does hereby grant
the requested Use Permit, subject to he following conditions:
1. Revised elevations and/or site pI n addressing concerns expressed in
the Staff Report to be submitted to the Planning Department and
approved by the Planning Director upon recommendation of the
ArChitectural Advisor prior to application for a bUilding permit.

Department prior to application for a building permit.
6. Applicant to submit a plan to the Panning Department, prior to
installation of PG&E utility (trans ormer) boxes, indicating the
location of the boxes and screening (if boxes are above ground) for
approval of the Planning Director.
7. Applicant to submit a letter to the Planning Department, satisfactory
to the City Attorney, prior to appl cation for building permit,
limiting the use of the property as follows: LUbe, oil change and
other vehicle fluid replacement onl. No auto repair allowed.
8. All mechanical equipment on roofs a d all utility meters to be
screened as approved by the Plannin Director.
9. Building occupancy will not be allo ed until public improvements are
installed.
10. All parking and driveway areas to b developed in compliance with
Chapter 21.50 of the Campbell Municipal Code. All parking spaces to
be provided with appropriate concrete curbs or bumper guards.
11. Underground utilities to be provided as required by Section 20.36.150
of the Campbell Municipal Code.
