Zoning Letter - 1998CITY of CAMPBELL Community Development Department • Current Planning December 15, 1998 Mr. Kurt Schulz 113 Cherry Lane Campbell, CA 95008 Re: 113 Cherry Lane APN:305 -33-032 Dear Mr. Schulz: In response to your recent inquiry zoning information of the referenced property, please be advised of the following: The subject property is currently zoned R-1-6 (Single family residential) and is shown on the Land Use Element of the General Plan as Low Density Residential (less than 6 dwelling units per gross acre). Based upon a review of the current zoning and the general plan designation, a maximum of one dwelling unit would be permitted on this site today. In your letter dated October 20, 1998 you state that the property is currently developed with two dwelling units which have been used as such on the site since their construction in 1949. Based upon the county appraisal records, the provision of individual utility services and the statement of use, the City would recognize both structures as legal non conforming uses. Expansion of these structures is not permitted unless the use of this property is brought into conformance with the zoning regulations in effect at the time. As previously stated, the current zoning would only permit one dwelling unit. To the best of my knowledge, there are no pending zoning violations associated with this property.
