On December 20, 1971 the Planning Commission approved a Site and Architectural Review
Permit ("S" 71-77) to allow the construction of a one-story office building of brick and stucco
with a mission the roof, on property located at 1980 S. Bascom Ave. (formerly 1990 S. Bascom
Ave.) in a C-2 (General Commercial) Zoning District.
On March 3, 2017 staff received a set of plans for the subject property showing new landscaping,
3' tall landscape walls, and 3' tall bollards to the west of the building along S. Bascom Ave., as
well as new landscaping to the south of the building along E. Campbell Ave. Staff reviewed the
plans for consistency with the Conditions of Approval of "S" 71-77, concluding additional
changes were required to the proposed Site Plan, to clarify whether the existing trees were to
remain in place.
On March 15, 2017, staff received a revised Site Plan which demonstrated existing trees were to
remain in place. At this time, staff has concluded that no further planning entitlements are
necessary (i.e. an Administrative Site and Architectural Review Permit is not required) and that
the project plans are in substantial compliance with "S" 71-77.
