1. PLN2018-183 Public Hearing to consider the application of David Mena for
Mena, D. a Conditional Use Permit and Administrative Planned
_ Development Permit (PLN2018-183) to allow alcohol service
and outdoor seating in conjunction with a new restaurant
located at 651 W. Hamilton Avenue. Staff is recommending
that this item be deemed Categorically Exempt under
CEQA. Planning Commission action final unless appealed
in writing to the City Clerk within 10 calendar days. Project

2. PLN2018-345 Public Hearing to consider the application of David Perng for
Perng, D. a Site and Architectural Review Permit (PLN2018-345) to
allow for the construction of a 2,658 sq. ft. single -story
single-family residence with a 420 sq. ft. attached garage
that will accommodate a 507 sq. ft. interior accessory
dwelling unit at 1425 Burrows Road. Staff is recommending
that this item be deemed Categorically Exempt under
CEQA. Planning Commission action final unless appealed
in writing to the City Clerk within 10 calendar days. Project

Planned Development Permit (PLN2018-156) to allow
construction of six two-story single-family homes, an

site and landscaping improvements; a Tentative Subdivision
Map (PLN2018-157) to create six private lots and one
common lot, and associated public and private easements; a
Variance (PLN2018-325) to allow retention of existing
overhead utility lines and installation of a new utility pole on
private property to serve the proposed development; and a
Tree Removal Permit (PLN2018-158) to allow removal of
on -site protected trees, on property located at 1631
Hacienda Avenue. A Mitigated Negative Declaration
(PLN2018-159) has been prepared for this project. Tentative

4. PLN2018-98 Public Hearing to consider a City -initiated Zoning Text
City -Initiated Amendment (PLN2018-098) to amend Campbell Municipal
Code ("CMC") Sec. 21.10.030 to establish large and small
tutoring centers as a permitted use in the P-O (Professional
Office) zoning district, CMC Sec. 21.36 to add special use
provisions to govern the location and operation of tutoring
centers, and CMC Sec. 21.10.040 and 21.10.050 to add a
reference to the 'special use provisions for tutoring centers to
the C-1 and C-2 zoning districts respectively. Staff is
recommending that this item be deemed Categorically
Exempt under CEQA. Tentative City Council Meeting Date:
