Dear Mr. Tran,
Thank you for your November 4, 2016 submittal of project materials for the above referenced
application. The proposed plans were reviewed in accordance with the standards set forth by the R-1-
6 Zoning District, the Campbell General Plan, and the San Tomas Area Neighborhood Plan. Based
upon this review, the proposed application has been deemed incomplete. The following additional
information and revisions to the plans are needed in order to continue processing this application.
PLAN REVISIONS
1. Cover Sheet A1.0: We will ask our drafter to revise these.
a. Revise the `Building Analysis' section as follows:
i. Correct the zoning district from R-1-6 to R-1-9.
ii. Indicate the square footage of the enclosed patio separately.
III. Confirm the square footage of the living area does not include the enclosed patio.
b. Revise the Site Plan drawing as follows:
i. Correct the existing driveway material from concrete to asphalt.
ii. Revise the existing home office callout to indicate `new bedroom.'
c. Add a note to the Cover Sheet in minimum 1/2" high lettering stating "Planning Final
Required. The new landscaping indicated on the plans must be installed prior to final
inspec ion."
We will ask our drafter to revise this.
2. Laundry Areas: The plans propose the creation of new laundry room within the new addition
area and the plans also indicate a laundry area exists in the existing kitchen. Confirm whether
the laundry area is being relocated from the kitchen to the new addition or whether the intent
is to create two laundry areas.

DESIGN REVIEW
This project is subject to the regulations set forth in the San Tomas Area Neighborhood Plan. This
Area Plan includes Design Guidelines that are designed to protect and reinforce the desirable
characteristics of the San Tomas area as well as ensuring the privacy of existing area residences.
Staff recommends incorporating the following revisions. If you choose to maintain the proposed
design without addressing the compatibility considerations, staff may not support this application or
refer it to the Planning Commission for a decision.
The San Tomas Area Neighborhood Plan emphasizes using design features and exterior
materials compatible with the San Tomas Area. Therefore, remove the metal awnings from
the front door and windows, as this is not a design feature orerial consistent with the
surrounding neighborhood.
DEPARMENT REVIEW
This application was also reviewed by the Fire District, Building Di ision, and Public Works
Department. The Fire District and Public Works Department had no Imments or conditions; the
Building Division conditions have been enclosed for your review.
