Pre-Application - 2011CITY OF CAMPBELL Community Development Department May 3, 2011 James Crawford, Architect 4 N. Second Street, Suite 580 San Jose, CA 95113 Re: Pre -application (PRE2011-01) — 307 Orchard City Drive Dear Mr. Crawford: Thank you for your submittal of a preliminary application for a development proposal for the exterior remodel of a multiple building commercial development that is listed on the City of Campbell Historic Resource Inventory List located at the above address, within the C-3 (Central Business District) Zone District. The proposed development would require approval of a Site and Architectural Review Permit and other minor discretionary permits, such as a Tree Removal Permit, if necessary. Due to the potential impact of your proposal on this historic resource, your preliminary application was reviewed by the Historic Preservation Board at its meeting of March 23, 2011. The consensus of Historic Preservation Board was that the proposal was well designed, but changes would need to be made in order to obtain Board support. The introduction of upper floor contemporary glazing appears inconsistent with the existing period glazing. Therefore, the use of wood clad sash windows in order to provide an increase of natural lighting would benefit the project. Additionally, the modifications to the covered entries, porches, and the use of trellises were a concern, although the proposal does improve accessibility by creating an easily identifiable entry. Additionally, your pre -application was distributed to the Building Division, the Public Works Department and the County Fire Department. Comments from -the Building -Division, Public Works Department and County Fire are enclosed for your review. Please do not hesitate to contact me at (408) 866-2142 or via email at stevep@cityofcampbell.com to discuss these comments.
