This letter is in response to your request for a Zoning Certification Letter received by this
department on September 11, 2018.
1. What is the current zoning designation? Has the designation changed since the property was
constructed? If the property is a planned development, please include a copy of the bulk
requirements.
The current zoning is P-D (Planned Development) and was P-D when the property was
developed. Development standards in P-D zones are determined by the approval of a
development permit. This property is also subject to the South of Campbell Avenue Area
Plan (SOCA) Sub -Area 2 standards.
2. Does the jurisdiction consider this property to be nonconforming?
If the structure/use is consistent with the approved Planned Development Permit, it is
considered conforming.
3. Are there any open code violations (Zoning, Building, and Fire Code violations) on file? If
so, please provide copies.
No.
4. Were there any special permits, variances, or site plans issued? If so, please provide copies.

5. Please attach any site plans, ordinances, or final building permits on file.

building permit (BLD2015-1449) was issued on August 9, 2016 but has not been finaled as
of this letter.

permits will suffice if copies of Certificates cannot be found.
A building permit (BLD2015-1449) was issued on August 9, 2016 but has not been fmaled as
of this letter. The building permit approved construction of a I I9-unit apartment building.
7. Please state in the letter how many units that were approved to be constructed. Are there any
known illegally built units?
119 Apartment units were approved and there are no known illegally built units.
