The Campbell Planning Department understands that you have received a loan from
Massachusetts Mutual Life Insurance Company. In connection with this loan, your
representative has posed to us questions concerning the above -referenced parcel.
Please be advised that the subject property (the "Parcel' ) is situated within the jurisdiction of the
City of Campbell. County of Santa Clara, State of California.
The westerly portion of the Parcel is presently zoned C/PD (Condominium/planned
Deaelo-)mend and the easterly portion is presented zoned C-2-S (General Commercial). The C-
2-S Zoning District extends 240 feet west of the westerly property line abutting S. Bascom
Avenue on the above -referenced property. All permits necessary for completion of the
improvements to the Parcel have been issued. The present uses being made of the Parcel as an
office use is permitted under the current zoning designations. The Parcel is not situated within
the boundaries of any presently existing Redevelopment District, any Special Planning Area or
any airport planning area. At this time, there are no pending applications to rezone or modify the
use of the Parcel.

The Community Development Department has reviewed your application for a Tree Removal Permit (PLN 2000-
1") to :emove one (1I Monterey Pine tree with a trunk diameter of approximately 18 inches on the southeast
comer of the property located at 2105 S. Bascom Avenue in a C-2-S (General Commercial) zoning distinct. The
Monterey Pine tree is located behind the sidewalk facing S. Bascom Avenue. The City has received a certified
I arbonst's report which recommends removal due to the leaning nature of the tree and its excessive weight on one
II side and its potential hazard of falling onto the sidewalk and street. Based upon this determination. the
Community Development Department has conditionally approved your application to remove the tree.
This approval is conditional based upon the requirement to play.t one (1) 24-mch box London Plane tree ("-varwood"
vanery) withinn the same general vicinity as the tree proposed to be removed. The replacement tree shall be planted
on site within 30 days of this approval, on or before Monday, May 22, 2000.
This approval is final in 10 days unless an appeal is received in writing at the City Clerk's Office, 70 N. First Street.

NOTICE OF TREE REMOVAL
Notice is hereby given that the Community Development Director of the City of
Campbell has approved an application for a Tree Removal Permit (PLN2000-17) to
remove one (1) Monterey Piste tree with an approximately 18-inch trunk diameter on the
southeast comer of the property located at 2105 S. Bascom Avenue in a C-2-S (General
Commercial) Zoning District (see map on reverse).
Reason for Granting Tree Removal
A certified arborist's report recommends that the tree be removed due to its leaning
nature and excessive weight on one side. The report indicates that this leaning nature
may create a hazard given that it is leaning towards a large utility box and has potential to
fall onto the sidewalk and street.

Conditions of Approval for Tree Removal
A tree replanting plan is a condition of approval for the tree removal permit. The tree
replanting plan for this site will require the replanting of one (1) 24-inch box London
Plane tree to be planted within the same general vicinity as the tree proposed to he
removed.
This approval is final in 10 days unless an appeal is received in writing at the City Clerk's
Office, 70 N. First Street, Campbell on or before Monday, May 1, 2000. Questions may

Re: 2155 S. Bascom --Tree Consultation
An inspection was performed to determine the potential for future problems as well as
current problems with some ofthe trees at the 2155 S.Bascom location. Glenn, from
Sugamra showed me the trees in question.
There is a row of Liquidambar styraciflua trees that are in front of the building and
continue along the entrance driveway. There are also two Pyrus calleryana, (Aristocrat
Pears) in this same row. All of these driveway trees are of a size where additional growth
will continue to hit vehicles as they drive by. One e: the Pears was recently hit by a truck
and lost two limbs. (see photo 1) This photo also shows the close locations of the trees to
the mad as well as the building, Photo 2 also shows the close location of these trees to
both the road, curb and structure. The Liquidambar trees are a variety that will get far too
large for this location. They are q trees averaging trunk diameters of around 10 to
12 inches. In just a few short years these trees will become much larger and the root
systems will cause great damage to the cement and pavement. (see photos 3. 4, and 5)
Recommend removal of all these trees due to wrong varieties ror these locations and
proximity to drive_ (Eight Liquidambers and two A. Pears )
In the front of the complex, there is a large leaning Monterey Pine. This trrc is growing
over the road and a large utility box. If the tree were to fall due to the lean and excessive
weight on one side, it would fall on the busy road and sidewalk. Recommend removal
due to hazard.
Also. or, the left side of the driveway, parking area, there is one leaning Geijera that
should also be removed due to the hazard of it's lean. (no photo, small tree)
