APPLICANT'S PROPOSAL
The applicant seeks approval of a Site and Architectural
application to allow the construction of two single story,
single-family residences on the project site. The project is
situated on the north side of Audrey Avenue, approximately at
its intersection with Hack Avenue.

BACKGROUND
The subject property is currently zoned R-1-10. The applicant
is requesting approval of a Site and Architectural application
to allow the development of the two lots in conformance with
the Zoning district.

GENERAL PLAN AND ZONING CONSISTENCY
A. General Plan Designation: The site is designated for low
density residential uses which allow development at less
than 3.5 per gross acre. The proposal would allow the
development at 3.5 units per gross acre which is
consistent with this density range.
B. Zoning Designation: The site is zoned for singly. -family
residential uses with a minimum lot size of 10,000 square
feet. The proposed lots and density are consistent with
the Zoning designation.
PROJECT DESCRIPTION
As previously discussed, the project consists of two parcels.
The front parcel is approximately 10,000 square feet in area
and the rear parcel, which is a flag lot, is approximately
12,000 square feet in area. The applicant proposes to
construct two single story, single-family homes on these
properties.
There are no significant trees or vegetation presently on this
property, and the existing residence which is situated on the
property would be removed with the construction of these new
single-family homes.
DISCUSSION
SITE PLAN: The proposed single-family homes meet the setback
requirements and the parking standards for single-family
development.
Layout: The proposed layout of the homes allows for the joint
use of a driveway which accesses two attached three car
garages.
Building Elevations indicate the construction of a rambling
Y:anch style home with stucco walls and cedar shake roofing.
Building elevations are accented by the use of porch treatments
and bay windows.
ARCHITECTURAL ADVISOR'S COMMENTS
The Architectural Advisor considers the presented site plan and
elevations acceptable. He does recommend that the chimney
treatment should be either brick or stucco, but not a
combination of the two materials.
SITE AND ARCHITECTURAL REVIEW COMMITTEE
The Site and Architectural Review Committee is supportive of
the applicant's proposal, and is recommending its approval with
the modifications to the proposed materials on the chimney
element.

he/she is required to riet the following conditions in accordance
with the Ordinances of the City of Campbell and the Laws of the State
of California. Additionally, the applicant is hereby notified that
he/she is required to comply with all applicable Codes and Ordinances
of the City of Campbell and the State of California, which pertain to
this development and are not herein specified.
1. Revised elevations indicating revised chimney materials to be
submitted to the Planning Department and approved by the
Planning Director upon recommendation of the Architectural
Advisor prior to application for a building permit.
2. Property to be fenced and landscaped as indicated and/or added
in red on the plans. Landscaping and fencing shall be
maintained in accordance with the approved plans.
3. Fencing plan indicating location and design details of fencing
to be submitted to the Planning Department and approved by the
Planning Director prior to issuance of a building permit.
4. All parking and driveway areas to be developed in compliance
with Chapter 21.50 of the Campbell Municipal Code. All parking
spaces to be provided with appropriate concrete curbs or bumper
guards.
5. Underground utilities to be prodded as required by Section
20.36.150 of the Campbell Municipal Code.
6. Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for
underground utilities including water, sewer, electric,
telephone and television cables, etc.
7. The applicant is hereby notified that the property is to be
maintained free of any combustible trash, debris and weeds,
until the time that actual construction commences. All
existing structures shall be secured by having windows boarded
up and doors sealed shut, or be demolished or removed from the
property. Section 11.201 and 11..414, 19?9 Ed. Uniform Fire
Code.
BUILDING DEPARTMENT
a. Retaining walls at property lines are limited to a height of 15
inches if constructed of wood.
PUBLIC WORKS DEPARTMENT
9. Complete the parcel map (PM 90-2) creating the two lots.
10. Submit five copies of the grading and drainage plans for review
