The assessor's maps show six parcels, the tltl� report describes two parcels, one of which is the subject of i trust deed and no maps of the site have been recorded. Evidently the current owners, Hagstrom, hypothecated the corner parcel which technically requires a parcel map. Presumably any existing trust deeds will be paid in the sale of the property to Hunter properties thus obviating the possibility of an illegal division being created through forclosure on the trust deed. We would like to see a parcel map filed to climinate the present ambiguities concerning the number of legal parcels at the site but, as you know the Hap Act prohibits us from attaching any conditions t) a lot line adjustment, particularly parcel maps. Therefore we recommend that the application for a lot lint adjustment either be 1.) denied because of incompleteness until the applicant provides evidence that there are two, and only two. legally created lots, and no poreion of the existing site is sul,lect to a seperite trust deed that could result in an illegal lot through forclosure, or �.) the applicant apply for a parcel map approval. If the applicant chooses to file a parcel map we recommend that the tentative, atwp be waived on the basis that the current submittal adequately serves as a tentative map. MEMORANDUM 42� To Arthur A.
