Dear Mr. and Mrs. Dean:
pleased be advised that the Planning Department has approved your request for an addition to
your home at 851 Almanda Dr. This approval is limited to the addition at the northwest
(rear) porti^n of the residence as shown on sheet A-7 of your plans dated 8-28-91.
Approval for the proposed second story addition cannot be granted at this time The setback
along the northern property line does not comply with section 21.55.030 of the Campbell
Municipal Code that requires sidevard setbacks to be a minimum of the greater of 5 feet, or
one-half the height of the building wall adjacent to the properly line.
Based on a building wall height of 17 feet along the northern property line a setback of eight
and one-half feet is required. Your plans dated 9-20-90 indicate a side yard setback of six feet.
To obtain approval for the second story addition you have the following options:
1. Reduce the building wall height.
2. Shift the second story to the south.
1. Apply for a modificelion to the side vard setback. The R-1 ordinance, section 21.08.070,
allows the Planning l ommission to permit second story additions with a 5' minimum
setback under the following circumstances:
1 The side yard will be not be detrimental to the welfare of the neighborhood and
the City.
2. The side yard will not mterferI
