The provided parking appears insufficient. A review of the food preparation area at 1 space per 40 sq. ft. would require 31 parking spaces and the fixed seating at 1 space per 3 seats would require 14 spaces or a total of 45 spaces for the project. 2. A preliminary review of this proposal in light of the on -site circulation and the driveway locations by the City's Traffic Engineer indicates that the present circulation is not recommended if an intensification of this use is prorosed.
